Know Why the Land Pooling Policy is Important ?

Preparation for residential urban spaces with mandatory physical frame is becoming a discouraging task

for urban developers these days. The planning of Dwarka Expressway in Gurgaon is known as the failed

co-ordination in between the private and the public structure planners. To solve this kind of issues the

DDA came up with the land pooling policy.This will help the consumers to know the how it impacts

specific owners of the land.

Here we give you few major hints that will help an individual to make an opinion of its own –

What is its need?– Extensive construction activities without proper planning has led to a consumption

of unusual assets of Delhi, land. Thus, applying it would result in the peer group of almost 70,000 acres

or 29,000 hectares of developed land.This, on being built-up to provide housing to 10 million people

with 1.6 million housing units.

Where it will be executed?–The DDA has recognized 200 villages in the outskirt of Delhi. 88 are for the

urban villages and 95 has been proposed as the development.

Bottom necessity of land for pooling–After the numerous adjustments, DDA has agreed to keep the

minimum land requisite as two hectares. This permits even small land owners to grow their land below

the policy. Farm houses are too authorized for the land pooling.

Benefits to the owners– The land owners will be benefited, as they will get fully developed 40 to 60 per

cent of land (60% when the land is more than 20 hectares and 40% if it is less than 20 hectares). If any

case of section, the owners would be returned the nearest probable built-up land.

Benefits to the developers - Obtaining land under this policy would benefit to reduce the legal process

over gaining. Besides, the developers can suggest their land to DDA for progress of physical setup, taking

the load off their heads.
