And while this is excellent news for helping achieve national emissions reduction targets, the switch to battery-powered cars has left many residents living in strata-managed buildings in a difficult situation: where to power up their EVs. Excited to bring home their EVs, many condo and townhouse residents fail to consider the full implications of their new battery-powered rides. Those who are fortunate enough to have access to an outlet in their parking stall think they can simply plug in their level 1 chargers and call it a day. However, these residents fail to realize that as a common space, the electricity costs are shared among all homeowners, some of whom may not want to subsidizeothers' EV charging.

This is a complex situation that is only likely to become more common as the rate of EV ownership climbs, balancing the need for at-home EV chargingwith the interests of individualswho don't want to foot the bill. How to Approach EV Charging Installation in a Multi-Unit Dwelling There are a few ways you can balance the wishes of EV owners and non- EV owners who share a common property – and common bills ensuring everyone gets what they want without feeling like they've been disadvantaged. But before you buy an EV, it would be wise to get your strata council on board. Adding EV charging infrastructure is a good way to add value to older buildings, but you'll still need to make a case to get council members on board with the expense.

  4. Here are the steps you can take to assemble a compelling case for EV charginginstallation in your building. 1. Examine Existing Infrastructure Where are existing outlets located about your preferred charging area or dedicated parking stall? Level 1 charger plug-in or level 2 EV charging installation is much easier and less expensive where electrical services are readily available. 2. Outline Who Will Be Responsible for Installation Costs If you are attempting to gain approval for level 2 charging installation, creating a document detailing who will be responsible for the installation costs can go a long way in making the suggestion more palpable to council members and other building residents.

The good news is that there are currently generous government rebates in place that can help reduce the cost of purchasing and installing a level 2 EV charger by as much as $5,000per unit up to a maximum of $25,000. 3. Research the Available Billing Options Whether you are seeking approval to use communally paid electrical services for a level 1 or level 2 charger, it is essential to show council members that the cost of electricity used to charge an EV will be borne entirely by the EV owners. There are a few ways to do this. You can continue to use the existing meter and joint account, adding a reasonable rate to your monthly or annual condo fees to cover the added electrical costs. A $30 to $50 monthly flat rate would be fair. You can also opt to have a dedicated metre installed for the EV chargers; in this scenario, residents who have opted in for the EV charging program will share those costs.

  6. Finally, some level 2 EV chargers offer a pay-per-use structure where you pay the network a service fee plus the cost of electricity, and your strata are reimbursed. 4. Make A Formal Request with Your Strata Council Now that you have done the leg work, you can make a formal request with your council for EV charging installation.
