  1. Buying a property in North Cyprus is a decision that can fill the buyer with excitement and enthusiasm. After all, who doesn’t wish to bathe in the warmth of the Mediterranean sun, go about uncovering the mystique of ancient old hamlets and towns and immerse in the perpetual holiday atmosphere of the region? However, the enthusiasm can nose-dive in no time when buyers realize that they have been the target of foul play since they were the unsuspecting foreigner. Often, ex-pats find the property in North Cyprus is filled with deficiencies that the owner or the seller should have informed them. But, by the time they realize, the seller is far gone, and the buyer needs to put in more money to avoid further losses.

  2. Problems that can happen when you buy a property in North Cyprus without proper research and legal work Missing property deeds is a challenge that can get you in big-time trouble. While the developer and its representative law firm will keep on assuring you that it is a normal process and that the deeds will take some time to get ready, foreigners not very conservant with the laws of the land can easily get caught in a trap. Over time, they start to notice that the apartment complex has no maintenance team in place and that there is no property owners’ management committee to oversee the upkeep of the property. It is only then that the foreigner realizes that the management committee cannot be legally registered and hence cannot demand money from owners to maintain the common areas. Many owners would pay on their own for common expenses, but when they see others not paying, the former group also stops making payments. Very soon, things start to take a toll at the apartment complex like lift issues, pool leakage, over-growth of shrubs, etc.

  3. In the absence of any regulatory body, some owners go ahead and make alterations to their apartments without permission from the planning department. The department then obstructs the handing over of title deeds to owners unless these owners return the building to the original specs. It is a helpless situation where - the title deed is missing, and to top it, the buyer realizes that the property is not even registered at the local land registry. In such cases, it is highly likely that the developer is already out of reach or is bankrupt and therefore not interested anymore in arranging the deeds. Handling such challenges when buying a property in North Cyprus The best way to tackle these issues is to work with an international real estate agency with a network of agents, lawyers, finance people, etc. Having experts on your side can help mitigate problems associated with buying properties on foreign shores. Look for an AIPP (Association of International Property Professionals)

  4. accredited agency with credible reviews on Trustpilot. The agency is involved end-to- end in the entire process involving contract review, negotiations, verifying the seller, registry search, ensuring taxes on the said property are up-to-date, gathering information about the neighborhood, offering assistance during the buy-sale process, etc.
