Hansen Hall Comprises a total of 53,917 GSF (Gross Square Feet) and 264 total beds The Hansen Hall Renovation project is proudly brought to you by: UWSP Residential Living Staff & Students, UWSP Facilities Services, University of Wisconsin System, Wisconsin Department of Administration, Wisconsin Department of State Facilities, Wenzler Architects in collaboration with Somerville Architects Engineers & Construction Services and Altmann Construction! Hansen Hall 09A2V project supports Residential Living’s environmentally friendly mission and complies with DSF Sustainability Standards, Act 141 and Executive Order 145.

3. Patio & ramp reconstruction The once hidden and obscure front entrance was demolished and redesigned according to the ADA (Americans with Disabilities Act) making it accessible to all. The new amphitheatre design not only improved accessibility but also enhanced visibility of the entrance and provided an impressive exterior programming space with expanded lounging opportunities for the residents. Green space will soon adorn the area providing a plush background to the architectural feature of the entry. The stone used on the construction of the new patio is a sustainable & regional material. 4. ACCESSIBILTY UPGRADES - elevator The component of making Hansen hall accessible to all was primarily achieved through the addition of a 5-stop, 4500lb, 28 person capacity elevator. The first floor elevator entrance is in the previous space of the Hall Director Office which allowed us to centrally locate the elevator at the T-center throughout the entire building. The addition of the elevator provided us with the opportunity to improve location, design and functionality of the lobby, mailboxes, front entry, vestibule, Hall Director office & front desk areas. From the carpet, wallcovering , paint and furnishings all elements of the lobby are environmentally friendly! Products are GreenGuard Indoor Air Quality certified and/or contain recycled content. 5. ACCESSIBILTY UPGRADES – DOORS In addition to the elevator and exterior ramp other accessible features also include new doors and door hardware throughout the building. New ADA compliant lever style hardware was installed making the operation of doors more accessible and user friendly to those with limited mobility. Accessible push button door opener & closures were also installed at the front entry and vestibule. Prior to the renovation resident room doors and other wood doors were original to the building. The 40+ year old doors showed significant signs of permanent marking and damage which continued to generate maintenance concerns. The doors were replaced with new natural stained, solid-core birch wood doors with automatic closures. BEFORE AFTER BEFORE AFTER

6. ACCESSIBILTY UPGRADES – BATHROOMS Accessibility was further enhanced by the remodel of bathrooms in the lower level and floors 2-4. The bathrooms on floors 2-4 included bathtubs in the private bath area leaving no accessible showers on these floors. The bathtubs in the private baths were removed and the space was reconfigured to accommodate a new private roll-in shower with accessible grab bars and seat, toilet and sink making the bathrooms fully ADA compliant on all floors. The removal of the male and female private restrooms in the lower level were reconstructed into two non-gender specific ADA compliant restrooms. RECONSTRUCTION DEMOLITION AFTER! 7. ACCESSIBILTY UPGRADES – ADA RESIDENT ROOMS Making Hansen hall accessible to all included the renovation of 11 former converted lounge resident rooms into ADA compliant resident rooms. Clear-open floor space of each room was increased by removing one of the closets to allow for a full 5’-0” turning radius of a wheelchair along with other accessible considerations such as a 36” wide door, dual-height peep holes, availability of dual height hang bars upon request and outlets that accommodate bed-shakers as needed. 8. ACCESSIBILTY UPGRADES – HALL DIRECTOR APARTMENT Each residence hall contains an apartment for the live-in Residence Hall Director. The Hansen Hall Director apartment was reconfigured and reconstructed to fully comply with the Americans with Disabilities Act. This is the third apartment on campus that can fully accommodate a wheel-chair bound Director and/or his or her family member. A secondary patio entrance was also added to the apartment to provide privacy and help aid in the necessary lifestyle balance of work & personal life. As with the front patio and ramp, the stone used on the construction of the new patio is a sustainable & regional material. The carpet utilized throughout the HD apartment is made from DuPont Sorona’s SmartStrand carpet fiber. The fiber is 37% corn based which is a rapidly renewable resource & requires 30% less energy to make than typical nylon! The simulated wood vinyl plank product by Centiva in the HD kitchen and ALL Floor Kitchens throughout Hansen hall on floors 1-4 contain minimally 35% pre and post consumer recycled content!

9. RESIDENT ROOM UPGRADES All Hansen Hall resident rooms received significant upgrades… Plaster & Paint, Lighting, Windows, Room Temperature Control, Casework, Carpet, Sprinklers, Room Chairs & Draperies! NEW! Furniture: All UWSP dressers and desks are manufactured from sustainable forests with Low VOC finishes & GreenGuard Indoor Air Quality certified laminate tops. Furniture was existing to Hansen Hall & was removed in May in preparation of the renovation and stored during construction . REDUCE, REUSE, RECYCLE! Draperies: All draperies are recyclable and fabricated by our own UWSP Residential Living Upholstery staff & students! Casework & Closet Panels: Low VOC! Paint: Low VOC! • Chairs: Are manufactured in Green Bay , WI allowing for short freight distances and fewer gas emissions. They also contain recycled content and are 100% recyclable including the fabric! Mattresses: Are manufactured in Watertown, WI and are 100% recyclable! Once recycled these mattresses are made into other products such as carpet padding. Carpet: All resident room carpet is Cradle-Cradle Certified meaning it minimizes use of raw materials and is able to be broken down and made into carpet again and again! The carpet is PVC free and contains 25% recycled nylon fibers. BEFORE AFTER! CLICK to learn more.

10. PLASTER & PAINT Masonry block walls in all resident rooms, corridors and various room spaces throughout Hansen hall received thin coat plaster with a skip trowel texture and paint. Concealing masonry block walls with a popular residential texture and an easily personalized warm paint color supports UWSP Residential Living’s efforts to provide a welcoming and home inspired atmosphere within the residence halls. Ceilings and walls are painted with a water based (latex), Low VOC (Volatile Organic Chemical) paint. Products with this designation emit minimal to no airborne contaminants making the air we breath safer! 11. Lighting Upgrades The need for lighting upgrades was prompted by resident requests which proved lighting was inadequate within the resident rooms and frequent maintenance concerns of the various aging fixtures throughout the building became costly. Each resident room received new wall mount fixtures over mirrors and a third fixture was added on the ceiling for optimum lighting versatility and illumination. Fixtures are finished with a polyester-powder coat and utilize fluorescent lamps. The powder coating process emits zero or near zero VOCs and produces less hazardous waste than conventional liquid coatings. All fixtures utilize energy star efficient T8 fluorescent bulbs making them an energy conscience choice! Resident room ceiling fixtures have dual switching and the common area fixtures are on occupancy sensors. The mechanics of these fixtures assist in maximum energy efficiency by only being on when needed in the common areas and allowing residents to determine the amount of illumination within their resident room as necessary. Window replacement The previous single paned windows throughout the building were installed in 1967 during the original building construction. Due to their lack of energy efficiency and added maintenance issues over the years the window replacement process became a necessary element of the renovation. Approximately 4500 lbs of glass from the previous windows were removed and donated to the UWSP Noel Fine Arts Center Art & Design students for student projects! The new windows are double pane with low emissivity providing a more energy efficient window!

12. Individual Temperature Control A repeated concern by residents in the annual resident room satisfaction surveys is the lack of individual room temperature control. Therefore, the replacement of the current steam radiant heat with new individual room thermostat control, four pipe heating/cooling system that incorporates hot water and future air conditioning was necessary to include in the renovation. Room temperature was previously controlled by a single “thermostat” room which regulated the room temperature for an entire tower of rooms. As residents in non-thermostat rooms opened their windows, the thermostat room would generate more and more heat to balance the temperature throughout the tower…causing a cyclical waste of steam energy and heat. Independent control will eliminate this waste of energy! Casework & CLOSETS Like the wood doors, the closets in each resident room were original to the building. The aging closet panels and shelves showed significant signs of delamination and warping which warranted their replacement. New closet end panels, shelves and hang poles were installed in each resident room. Accessible custom laminate casework with solid surface sill was also installed at the windows to conceal the new HVAC pipes in each of the resident rooms, floor kitchens and other areas throughout Hansen hall. The casework and closets were constructed using a maintenance-friendly and residentially appealing maple wood grain laminate. The Wilsonart laminate used on the casework has been specifically selected for its functionality, durability, aesthetics and environmental certification. The laminate is GREENGUARD Indoor Air Quality certified which means it is recognized as a healthy indoor air quality product. Because we spend at least 90% on average of our daily lives indoors the specification and use of products that promote and support a healthy living environment is vital to our well being.

13. Fire Sprinkler System Resident Room Carpet Tile by PatCraft Commercial Carpets For resident safety, a fire sprinkler system was installed in each resident room and throughout the building. CARPET All previous carpeted areas of Hansen hall were replaced with new carpet to meet the performance and design demands of the spaces and areas. The resident rooms were no exception! Resident Room carpet tile by PatCraft Commercial Carpets utilized in all Hansen hall resident room contains 25% recycled content and is among the first Cradle to Cradle products in the world! ALL Hansen hall carpets are NSF 140SILVER, GOLD or PLANTINUM certified products! This certification recognizes the products as sustainable carpet which is based on the evaluation of performance and quantifiable metrics in public health and environment, energy and energy efficiency, biobased or recycled materials, manufacturing processes and the reclamation and end of life management.

14. LOWER LEVEL RECONFIGURATION The renovation provided us with the perfect opportunity to reconstruct the lower level and better meet the needs of our residents. When speaking with the Hansen hall residents, one of the greatest concerns with the lower level was the disruptive noise in the study lounge generated by the adjacent recycling chute room. The reconfiguration allowed us to relocate the study lounge and increase its size by 150 sq ft and partner the area with similar use type rooms for a more effective study environment. 15. LOWER LEVEL RECONFIGURATION The lower level reconfiguration improved not only location of spaces but allowed for some much needed floor, wall, furniture and lighting upgrades throughout. Two areas that received significant changes were the Study Lounge and Activity Areas. These spaces are used on a daily basis by all residents for studying, gathering and lounging. BEFORE… AFTER… STUDY LOUNGE ACTIVITY AREA The NEW Study Lounge soft seating was manufactured in Wisconsin and contains recycled steel interiors with recycled content upholsteries. Table bases were reclaimed from previous Residential Living projects with new Green Guard Indoor Air Quality Certified laminate tops. 28. Did YOU KNOW… Hansen Hall Recycled OVER 83%! In a collaboration of dedicated efforts to minimize our impact on the environment, The Hansen hall project’s goal was to divert minimally 50% of the total project from landfill. We successfully surpassed that goal by recycling and reusing over 83% of all building materials. This percentage does not include the reuse and refurbishment of many interior elements such as furniture, mirrors and various fixtures. Great job contractors and UWSP for your environmental efforts!
