Pine Tree Estates: Beginnings • Founded in 2008 • Providing single family sub-division housing to rural northern Maine • Decrease the “cry” for better housing for everyone • Satisfy all people who want quality housing • Not only will Pine Tree Estates provide privacy for homeowners but also create a small community atmosphere.

  3. Pine Tree Estate: Purpose • Residential subdivision that includes 40 houses • each house lot to be 1.5 acres • This project is created to use undeveloped land and produce a housing option • This subdivision will create a partnership and investment for all people included in the project • These single family houses will be cost effective and energy efficient • Pine Tree Estates may actually convert to a possible condo unit for “snow birds.” • Provide a park/playground for children, community center, green areas, common areas and a swimming pool • Pine Tree Estates will contribute to increase the population and opportunities in Fort Kent.

Pre-Application and Sketch Plan • The purpose of this stage is for Pine Tree Estate to provide the Planning Board with general information regarding the proposed subdivision’s purpose and intent as well as a sketch plan of the proposed residential subdivision layout in order to receive critical comments from the board members before Pine Tree Estates begins the initial phase of hiring an engineer, surveying land and conducting soil testing’s.

  8. Preliminary Plan • During this stage, Pine Tree Estate must submit another application along with a location map of the proposed subdivision. The preliminary application must contain information regarding the proposed name of the subdivision, survey of the parcel, a copy of the recent recorded deed of the property, intended sewage disposal and water supply systems to be used in the subdivision • Also Pine Tree Estate will have to provide the Planning Board with an estimate of the net increase in taxable valuation upon the full completion of the subdivision.

Final Plan • After the preliminary plan is approved, Pine Tree Estate will then have to submit a final plan within 6 months to the Planning Board to be approved for any changes made to the preliminary layout plan required by the Planning Board. The Planning Board has the right to hold a public meeting regarding the final plan application. During this meeting all Pine Tree Estate partners shall attend the meeting to answer all questions and concerns from the Planning Board members as well as the citizens of Fort Kent. In order to be approved, Pine Tree Estate must meet all federal, state, and local laws and regulations.
