  9. While viewing properties I will conduct a 10 point analysis • Roof/ventilation • Foundation/ventilation • HVAC • Main electrical panel • Exterior • Windows • Overall condition based on age • Surrounding homes • Necessary improvements or repairs • Does the property suit client needs

Making an offer • Purchase price based on CMA • Financing, closing cost and appraisal • Earnest money • Closing date • Inspection contingencies • Value of home warranties • Radon or lead based paint testing • Passing of title • Property condition disclosure • Validity of survey • Final walk through • Title company, title exam and owners title insurance • Every property will have different and varied points of interest to decide on.

Fee for Services • I only earn a fee for services if you close on a purchase. • I am a FULL SERVICE provider. • My fee for services is a flat fee of 2.5% on Existing Residential Homes, 3% on New Construction, 3.5% on Land/Lot and 4.5% on Commercial Property pertaining to the purchase price and is derived from the transaction.
