  3. Growth Explicit in Discounted Cash Flow If there is a constant growth element, g, in the cash flow, so that where C2 = C1 (1+g), C3 = C1 (1+g)2, etc., the equation above can be reduced to (Gordon Growth Model)

  4. Capitalization Rate is growth implicit Therefore, r – g = i (1 + g) or r = I + ig + g or 1 + r = 1 + I + g (1 + i) = (1 + i)(1 + g)
