Board of County Commissioners Substantial Change Request • Add two hundred and thirty (230) single-family units to Tract 28, 29, and 32, depicted as Tract 28 on the original PD, for a total of twelve hundred and twenty-nine (1,229) single-family units; • Modify previous conditions of approval, including the condition of approval related to emergency vehicular access onto Ondich Road; and • Pursuant to Florida Statute 369.321(3), Staff recommends approval of a substantial change to recognize that specific provisions of the Wekiva Policies shall not apply to the PD/Land Use Plan.

District #: 2 Request: To consider a substantial change to the approved Murano Condominiums Planned Development/Land Use Plan (PD/LUP) to (1) increase the maximum building height from thirty-five feet/two stories(35’/2 stories) to forty feet/two stories (40’/2 stories), and (2) Grant a waiver from Section 35-1501 to allow an eight (8) foot setback from the NHWE in lieu of the required twenty-five (25) foot minimum pavement requirement from the existing canal along the northern property line.

District #: 1 Request: To consider a substantial change to the approved Hunter’s Creek Planned Development/ Land Use Plan (PD/LUP) to add a one hundred and forty (140) foot camouflaged telecommunication tower as an allowable use to Tract 293 on the Land Use Plan. No additional entitlements are being proposed with this request. Furthermore, no modifications are being proposed which will affect the Development of Regional Impact (DRI).

Board of County Commissioners Project : Waterstone PD/Waterstone Preliminary Subdivision Plan - Substantial Change District #: 1 Request: To consider a substantial change to the Waterstone PD/Waterstone Preliminary Subdivision Plan to add a tot lot and to grant a waiver from Section 38-79(114)(h) to allow a maximum building height of 30 feet for the entry building guardhouse, and further to grant a waiver from Section 38-1408(f)(2) to allow a maximum height of twelve (12) feet in lieu of ten (10) for the wall columns.

District #: 2 Request: To consider a substantial change to the approved Fisher Plantation Planned Development/Land Use Plan (PD/LUP) to amend Condition of Approval #5 from the Board of County Commissioners’ meeting of April 6, 2004. The conditions reads: “The minimum living area under heat and air shall be 2,000 square feet.” The request is to change the minimum living area under heat and air to 1,600 square feet. No additional entitlements are being sought with this request.

Board of County Commissioners Substantial Change Request • Approve a waiver from Section 38-1258(d) to allow a maximum building height of three (3) stories/fifty (50) feet in lieu of three (3) stories/forty (40) feet, and • Increase the maximum percentage of one-bedroom units from twenty-five (25) to thirty-five (35) percent, which would equate to an increase from 91 units to 125 units. However, the overall number of units for the project would not change.

  46. Board of County Commissioners Project : Hollywood Squares Center PD/LUP Substantial Change Applicant:Harlan Hanson of Harlan Hanson, Inc. District #: 1 Request: To consider a substantial change to the approved Hollywood Squares Center Planned Development/ Land Use Plan (PD/LUP) to add Hotel as a permitted use. The approved PD-Land Use Plan uses currently include 105,000 square feet of Office, a 6,000-square foot Restaurant, a 2,400-square foot Drive-Thru Restaurant, and a 3,200 square feet of Retail. The proposed program will include 250 hotel rooms, a 4,600 square feet high- turnover restaurant, 10,000 square feet of Office uses, and a 6,000 square foot quality restaurant. This request will not increase the amount of traffic from what was previously approved for this site.
