Preface • Nowadays, to develop industrial park is more complicated than the residential property and commercial property. • The growth of the Taiwan island’s economics is a proof that the economic development affects the industrial real estate. • The purpose of today’s report is to introduce Taiwan’s industrial park and hopes to integrate Taiwan’s industrial real estate with mainland’s industries to produce the advantageous synergy.

History • 1.From initial period to growing period • 1951-1960 To stabilize economics - Home industry. • 1961-1970 To develop economics - Small industrial area. • 1971-1980 To expand exportation - Medium & large industrial area. • 1981-1987 To upgrade industries - Industrial Park. 2.From growing period to stable period • 1988-1995 Conventional industries moved out. Science industry grew up. - Science park, Intelligence park and Industrial park improved. • 3.From stable period to regenerate period • 1996-at present Science industry moved out. - Multi-function industrial park.

Positioning of Industrial Park The use of industrial land should be repositioned whenever the business environment is changed. vThe e-industry spreads rapidly all over the world, which causes businesses to compete dramatically with each other. vThe comparative superiority of ability in different area decides the trend of international cooperation. vTo centralize resources and specialties can have preferable efficiency and effects. vThe most of the finance businesses and science technicians is in the north of Taiwan. vThe most of the shipping businesses and the storage businesses is in the south of Taiwan.

Advantages of investing in Taiwan’s Industrial Real Estate • With 50-year experiences in economic development, Taiwan’s public facilities can meet the needs of various types of the business. • With 50-year experiences in dealing with Western world, Taiwan quite understands its market. • With 50-year accumulation of funds and talent, Taiwan has ability to innovate. • Taiwan can bridge the gap between China and Western countries.

Conclusions • China and Taiwan are of the same language and the same race; another words, having no difference in culture, China and Taiwan are easy to communicate. • 2.To develop economics, China and Taiwan should be complementary to each other. • 3.China may utilize Taiwan’s superiority to strengthen its international market. • 4.Obviously, China and Taiwan will have mutual benefits as long as cross-Strait relations can be improved, such as direct transportation.
