  3. Incentives & Infrastructure • Estimated incentives and Infrastructure cost: $87,000,000 • We will have a Development Agreement with Microsoft that will also have a minimum assessment agreement requiring a minimum property valuation of $255,000,000 at the end of Phase IV

  4. Project Description • Four phase data center • Area: 154 acres • Total investment: $1,126,218,000 • Total building size: 1,165,364 square feet • Total employment: 84

  5. Potential Infrastructure Improvements • South 8th Street (old Army Post Rd to County Line Rd) • Pine Avenue to new Army Post Road

  6. Potential Infrastructure Improvements Continued • Pine Avenue upgrades (eastern Corporate Limits to South 8th Street) • Maffitt Road/County Line Road connection (South Veterans’ Parkway to County Line Road) • County Line Road connector to MaffittRoad extension

  7. Water & Sewer • Water line distribution/storage upgrades • Sanitary sewer line upgrades

  8. Services • Relocation of MidAmerican power line • Fiber optic conduit/fiber line installation • Public Safety Facility (to be constructed/equipped as part of TIF District at a date to be determined)
