  3. Focus Group Objectives To discuss AM role/process in various services procurement on behalf of Owner Association (OA) for different occupancy and age. (Jeevan) Identify required due diligence needed by AM before taking over the responsibility from OA. (Jennifer) AM expected limitations and challenges. (Navin) Tools and skills needed by AM to implement OAM strategy (Michael)

  4. Expected Goal Develop required recommendations to standardize AM license pre-request and qualifications required to deliver expected outcome.

To discuss AM role/process in various services procurement on behalf of Owner Association (OA) Clarify Roles and Responsibilities of AM and FM Clarify Extent of Responsibility for an AM with respect to constitution Importance of Structured contacts Importance of Management Clarify subcontracts Development of Procurement Best Practices

  6. Identify Required Due Diligence Needed by AM Before Taking Over The Responsibility from OA • Administrative - Understanding various correspondences • Financial – Compliance, Audit, Svc Charge Collection, Budget • Technical – Equipment status, Existing Contracts • Physical – Walk through: cracks, glass, façade, common areas • Social – Disharmony? Measurable evidence of community

  7. AM expected limitations and challenges Technical Expertise Time Legal Health and Safety Banking Licensing and Registration Lack of understanding of the industry by others

Tools and skills needed by AM to implement OAM strategy Setting a Vision, Mission, Values and Goals People and Learning Strategies Operate with a service charge surplus to budget Varying the reserve fund service charge annually Initiate a planned preventive maintenance program. Initiate and implement and energy saving plan Add value to a building by improvements of common areas Organise Community events Skills: individual and business Tools: Records, Manuals, Drawings.

  9. Data Collection and Recommendations Interviews with Owners Associations Interviews with Association Management Companies Interview with RERA Recommendations to be submitted by 15th.
