  2. Now that you have decided to invest in a residential property in Mumbai, you will have to take some time to think from different angles to zero in on the right property. Let us approach the different parameters one by one. Proximity of your property from the railway station The local trains being the most important mode of transport in Mumbai, properties that are close to railway stations are preferred the most. If your budget allows, you may consider buying a property that is within 15-20 minutes of walkable distance from a railway station. However, if your budget does not allow, you can consider a property that has good transportation facilities to and from the railway station. For e.g. there are share auto rickshaws, taxis and buses with good frequency that will drop you to the nearest railway station.

  3. Accessibility to the connecting highways If you are buying a property in the western suburbs, check for easy accessibility to S.V. road or Linking road, directly connecting to rest of Mumbai. That will make commuting comfortable. If you are in the central suburbs, check for easy accessibility to L.B.S. marg or B.A. road. Checking this parameter is more important if your property is far from the railway station.

Local Infrastructure When buying a residential property in Mumbai, you have to keep in mind that it is not only the property that has to be evaluated but the surroundings should also be studied thoroughly. Especially when it is a residential property, you should check the amenities and provisions in the surrounding. There should at least be a market and a dispensary in the near vicinity. Other facilities like park, school, hospital, restaurants will be of added value. For example, in the 1990's, central Mumbai prices had gone down, but with new commercial centers and many office for lease in Lower Parel, the property prices have started soaring again.

  5. Safety and Security Safety and security of the area where you are buying the property is of prime importance. If the property is adjacent to slums and crowded localities, do make thorough inquiries in the nearby police stations to confirm that the area does not face problems from notorious people. A brief talk with neighborhood shop owners will also provide enough insight about the area. NeighborhoodCleanliness This factor is most often overlooked when buying a residential property in Mumbai. But this may become a nuisance after you have shifted in. So, it is always better to choose a locality with clean surroundings. A filthy neighborhood will not only be an embarrassment, but will also cause health issues.
