  1. Don't Get Caught TRAP It sounds like a perfect solution. Sign the deed back to the bank and all will be forgiven. The Bank might even offer to pay you a few thousand dollars to do it! So what’s not to like? HOW ABOUT “A FORECLOSURE” ON YOUR CREDIT? (Isn’t that the very thing you want to avoid? Credit-wise, there is no real distinction between a Foreclosure and a Deed in Lieu!) THE “BANKER” WHO OFFERS YOU THIS OPTION IS NOT THE PERSON HANDLING YOUR DEFAULT. (There is no guarantee the Deed in Lieu will actually be accepted and your house may very well foreclose during your qualification process!) MOST HOMES WILL NOT QUALIFY. MOST HOMES WILL NOT QUALIFY. (If you have 2 loans, you don’t qualify unless you pay off the Second loan yourself.) WHEN THEY CALL, YOU CAN BE CERTAIN THEY HAVE NOT STUDIED YOUR ACTUAL SITUATION. (Any promise they make is not guaranteed! Remember: Banks are looking out for only their interests. Period! Are you going to let them take control of you again?) Everyone’s situation is different. There are no cookie-cutter solutions. You need to work with an independent 3rd party who will show you your options and negotiate on your behalf. Fighting for your interest is no easy task. Choose a professional you know will be here to help YOU! ALL STARS AGENTS ARE: The People’s Choice! REALTY WORLD ALL STARS (909) 942-3003 All offices are independently owned and operated.
