  5. ZOM-03-10 Recommendation • Staff recommendation is for approval of ZOM-03-10 (a request to rezone from R-1a to R-1c zoning district) with the bases as noted in the staff report.

  6. Staff Bases • Policy 6.4.1 of the Future Land Use Element allows for residential development of up to two dwelling units per acre in rural clusters. However, the existing lot is divided into two parcels, one of which is .52 acres and the other 0.17 acres. Both are legal lots of record and the larger has an existing mobile home.

  7. Staff Bases • Staff finds that, as a legal lot of record, it can issue a building permit to the smaller (0.17 acre) lot. It is part of an existing, platted subdivision (PB A Pg. 3) and meets all requirements for setbacks and lot size for either the R-1a or the R-1c zoning district.

  8. Staff Bases • The surrounding properties are a mix housing types. The rezoning to R-1c will not introduce an incompatible use into the area as other manufactured homes already exist in the neighborhood. As shown in the level of service section of this report, there are adequate facilities to serve the proposed site, which has contained a residence for many years. Therefore, this application is consistent with Policy 7.1.2 of the Alachua County Comprehensive Plan.
