Options for Delivery • Construction Manager at Risk (CMR) • Contractor and architect are selected separately • District currently has approved architects for project • District does not currently have approved general contractors for CMR • General contractor works with District and architect to establish Greatest Maximum Price (GMP) • Contractor is responsible if project exceeds GMP
Options for Delivery • Design Build • Architect and general contractor are selected as a package • Would require procurement process • Fees are paid to firms with unsuccessful bids • Not less than .002 of the final project budget • Contractor is responsible if project exceeds GMP
Comparison of Methods • Design Build opens design up for more input and control from the District regarding design and a greater list of architects to submit for work • Could prove to be more time consuming • Less control regarding subcontractors • District has not built a school under “design build” • CMR would limit to 5 existing architect firms • Prototypes ready to build would be requested • One is already completed • More control over subcontractors • District is experienced with CMR method
Timeline for June 2014 delivery • Plans delivered to the City by June 1 2013 • Permits issued from the City by September 1 2013 • Ground breaking September 2013 • Construction complete July 2014 • Furniture, Fixtures and Equipment complete August 2014
