  1. Attract More Tenants: Decor Aspects of a Successful Vacation Rental What is a Vacation Rental? A vacation rental is a residential property that one invests in for the purpose of renting it to tenants on a short-term basis. It’s like a vacation home, except that you rent it to others so that you can make money, although in some places you’re allowed to use your own vacation rental a few times out of the year. Since the main goal of investing in a vacation rental property is to make money from tenants, you’re going to want to make sure that your rental is appealing to those you’re advertising to. If you’ve purchased a vacation rental, here are some decor tips to keep in mind that attracts the majority of tenants. Bedroom Essentials Because vacation rentals are typically rented by people traveling to enjoy a particular area, the bedroom and bathroom are probably the two areas they’ll be spending the majority of their time. Your tenants are going to want to know that the room they’ll be sleeping in is comfortable and cozy and that they’ll be able to get a good night’s sleep to prepare for their exciting day ahead. Here are some things to consider when decorating the bedrooms in your vacation rental: ● Memory foam mattresses are much more comfortable than spring mattresses. ● Bed sheets may not seem important, but your guests will appreciate it if you offer premium cotton bed sheets as opposed to a cheaper option. ● Black-out curtains will block out the sun to keep bedrooms (and other rooms) cooler, and will also let late-risers sleep in peacefully.

  2. ● Other than a bed, other necessary furniture includes a nightstand and lamp, plus a place to keep clothes, such as a dresser or closet with shelves. Neutral colors such as beiges, browns, and tans are warm and inviting, and they’re not overwhelming. Many popular design styles, such as Farmhouse, Mid-Century Modern, and Boho use neutral colors and add just a touch of bright colors— if any at all. Though many people do appreciate more eccentric color schemes, they’re just not as popular as neutral colors are right now. If you’re just starting out as a vacation rental owner, you’ll want to go with a safe design theme.

  3. Flooring The flooring in your vacation rental may seem like another insignificant aspect of the home, but certain types of flooring are more appealing to some people than others. For example, many people have switched from having carpets in their homes to another type of flooring that doesn’t trap as much dirt and dust as carpet does. Carpet is a type of flooring that is much harder to clean and keep clean, and it’s not child or pet-friendly. Some of the best types of flooring to choose for vacation rental include: ● Traditional hardwood flooring ● Laminate flooring ● Vinyl flooring ● Concrete flooring ● Bamboo floors ● Tiles All of these types of flooring will provide better air quality than carpet can. Changing out flooring can be expensive, so you can start by pulling up the carpet in high-traffic areas of the property. Also, indicate if pets are allowed on the property. Kitchen/Eating Areas Another area where your guests may spend some time is in the kitchen. Many travelers look for places with full kitchens so that they can save money on eating out. If you have a full kitchen in your vacation rental, make sure that you state that in your listing.

  4. It’s also a good idea to have some small kitchen appliances such as a coffee maker, wine rack (with wine bottles), a blender, and even an air fryer or crockpot. Don’t just set these appliances on the counter— make a welcoming and inviting environment, such as a coffee bar featuring the coffee maker, mugs, coffee grounds/pods, creamers, and syrups. You’ll still want to put in the effort to make your living space look warm and inviting, with a sofa, love seat, a coffee table, and a few other decor pieces. If you’re having trouble deciding on how to decorate your living room and other rooms, consider the type of vacation rental you have.

  5. For example, those looking to stay in Salt Lake City may be looking for a place with a cozy or rustic feel, which is what the Cottagecore and Industrial design styles offer, respectively. Those looking for a beach rental in Florida may be expecting a Nautical themed home. Don’t forget that many rental listing sites require you to have basic amenities such as electricity, running water, and a working HVAC (heating, ventilation, and air conditioning) system. There are exceptions as there are unique and unconventional spaces listed on these sites, but the listings clearly state what is and is not available on the property and how to access these basic amenities. While having the basics is a good starting point, you’ll also want to add some enticing decor to attract the attention of potential renters. When doing this, remember not to go overboard with your decorating to prevent your property from looking too cluttered.
