  1. Auto Comp Search

  2. The Auto Comp Search function allows you to perform quick comparable property searches of a subject property. You can find properties which compare to a subject property based on your choice of comparison criteria.

  3. Auto Comp Search—Step 1 A Click on the Auto Comp button found by clicking on the General heading on the Criteria Select Screen.

  4. Auto Comp Search—Step 1 B • You will receive an Auto Comp Select box where you can enter your subject property, customize your search criteria, and limit the number of comparable properties generated. Enter a "subject address" in the space provided. • In this example, the address 8050 Freedom has been entered.

  5. To limit the number of properties retrieved from yourauto comp search, type the number of records you desire in the "Limit Comps to" box. In this example here, only five comparable properties will be retrieved.

  6. Auto Comp Search—Step 2 A If there is only one matching address record on file, the OK button in the Auto Comp entry box will become active. Click OK. You will receive a Criteria Select screen displaying the criteria being used to compare the subject property to all other properties on file. These criteria are selected by default. You may add or delete any criteria to match your needs.

  7. Auto Comp Search—Step 2 B • Add or delete to this comp search criteria as necessary.

  8. NOTE: If there is more than one matching address record on file once you have entered your subject address, the OK button will not become active. You will automatically receive a list of all matching properties on file. Click on the desired line to highlight it and click OK. The selected property will now appear in the Auto Comp entry box as the "subject address."

  9. Auto Comp Search—Step 3 Click OK (Begin Search) in the bottom left-hand corner of the Search Criteria screen to receive all comparable properties on the Search Results screen, or click Print (in the Auto Comp entry box) to print a Comparable Properties Report of the matching properties.
