  1. Builders lien is your worker’s best friend - File a builders lien Builders Lien is a blessing in disguise for all the contractors, sub- contractors and laborers. It is a powerful tool that will assist bottom level workers in seeking justice against builders. One can file a builders lien, if he is recruiting laborers, supplying raw materials or working as a laborer in constructing a building. The best thing about builders lien is that it will FREEZE the land until the contractual debt is paid or until money is paid IN-TRUST until the dispute is resolved. It is one of the most powerful tools for contractors and sub- contractors who are failed to be paid. To be entitled to a builders lien you have to fall within the definition of a contractor, subcontractor or worker who, in relation to an improvement, who a) Provides work b) Supplies material, or c) does a combination of (a) and (b) d) works for the building construction

  2. To file a builder lien, you have to take care of 2 crucial dates which act as limitation period to file a builders lien. If there has been a certificate of completion issued with respect to the contract or subcontract, you have to file a lien NO LATER THAN 45 DAYS after the certificate or completion is issued, or, in the case of a head contract, NO LATER THAT 45 DAYS after the head contract has been completed (or abandoned).
