HighStarRanchinKamas,Utah,didn’t startouttobethehomeofahigh-end eventspacethathouseseverything fromweddingstoSundanceFilm Festivalshowings.Theoriginalplanin 2005,byprimaryinvestorJohnPaul DeJoriaandhisrealestatepartners TomGrimmettandMarkFischer,was aluxuryequestrianresidential developmenttuckedintoamountain hideaway.Andthentherecessionhit. “Wefoundthat,duringtherecession wehadalotofinterestfrompeople thatwantedtorentabarnonthe propertyforweddings,”Marksays. “Thatledtotheideaofanevents center.”
ADAPTINGTOGREATNESS TheoriginalplanfortheDeJoriaCenteratHighStarRanchcalledfora$3million renovationoftheexistingbarn. TheteambroughtinRickBrightonwithBrighton ArchitecturalGrouptodeveloptheplanfortheremodel.Rickhadworkedwith Markinthepastoncabinpropertiesandwasexcitedfortheevolutionaryproject. “SuperintendentFredLucasneversaid,‘No.’Hesaid thatifwewantedsomething, hewouldfigureouthowtodoit.”MarkFischerPartnerwithTriStar,LLC–HighStar Ranch“Itwasalegacyprojectforme,”hesays.“Therewasalotofdiscussions thatledtoitbeingthesizeandscope thatitisanditwasanenjoyablechallenge.” Whatoriginallystartedasaplantoaddsomebathroomsandrenovatetheexterior turnedintoa$14millionmasterpiecewhereeverydetailaddstotheexperienceof guests.“Whetheritwastheacoustics,thelighting,thestageorthekitchen,we paidforthebestmoneycouldbuy,”Marksays.“Don’tgetmewrong.Wedidour researchandmadesureitwasthebest,butthelong-termfunctionalitywasnever compromised.”
RENEWINGTHEOLD Notonlydidthebuildinghavetobeadjustedforfunctionality—goingfromanequestrian holdingfacilitytoaloungeforHollywoodelites—butithadtobeimprovedfroman engineeringstandpoint.Toaccomplishthis,Rickandhisteamdevelopedanideatosupport thewallsoftheexistingbarnwithnewconstruction,improvingseismicstrengthandadding aestheticbeauty.Therewasalsothemodern,technicalversionofabarnraisingwhenLayton suggestedaddingmoreheadroomforguestsby bringingtherooftothemaximumallowed height.“ThatwasanideasuggestedbyLaytonandithadsignificantarchitectural consequences,”Ricksays.“Itgivesabetterexperiencetoeveryonethatwalksin.Itwasa greatdesignbuildjobwherewewereabletoworkcloselytogetherwiththeownersand Laytontogetthebestresults.”
FUNDINGTHEOPERATION JohnPaulDeJoriabecameabillionairebyprovidingcustomers,clientsandpatronswiththe bestineveryindustryhe’sinvolvedin.WiththesupportofTomGrimmett,theDeJoria Centerfitswellwiththehigh-endreputationofitsnamesake.“Wewereveryfortunateto haveJohnPaulDeJoriaandTomGrimmettcatchthevisionoftheproject,”Marksays.“That iswhatallowedustogettheendresultwe’reallsoexcitedabout.”Infact,somemembers oftheconstructionteam—includingMarkandRick—madeatriptoGuadalajara,Mexico, tovisitthePatrónHacienda&Distilleryandseethelevelofqualityassociatedwiththe DeJorianame.“WesawJohnPaul’slevelofexpectationandeveryonecaughtthefever,” Ricksays.“MarkandIcouldn’tdo anything lessthansomethingamazing.Itwouldn’thave donejusticetotheDeJorianame.”HavingthefinancialbackingofJohnPaulandTom alloweddecisionstobemadebasedonquality.“Theopportunitytoconvertanexisting horseridingarenaintotheDeJoriaCenterwithaVegas-stylestageandA/Vpackageisa once-in-a-lifetimeopportunity.ItwasarealpleasureworkingwithMarkFischerandTom Grimmettwhosparednoexpensetoseetheir visioncometoreality. RickBrighton’sability toputtheirvisiononpapermadeourjobeasy,”saysBrettPartridge,vicepresidentat Layton.
THEENDRESULT OpenedinMarch2016,theDeJoriaCenter hasalreadybecomeaworld-class entertainmentvenueinaruralsetting— conjuringimagesofRedRocksinColoradoorSouthforkRanchinDallas—andoffersa distinctlyParkCityfeelwithoutthetrafficof ParkCityMainStreet.Theconstructionofthe projecthasalsobeenrecognizedasa regionalwinnerofBestProjectsfromENR magazine.“Whenwestartedthisproject,I toldJohnPaulthatIthoughtweneededtogo bigorgohome,”Marksays.“Well,hewenta helluvalotbiggerthan wethought.It’sa projectthatIwillalwaysrememberbecauseIwon’teverdoanotheronelikeitagain.”
