INTRODUCTION • The proposed U1 Office Tower is a 15-storey office building to be developed as one part of the whole mix-used development comprising residential and commercial components sitting on a 4.78 acre land in Section U1, Shah Alam . The location of the proposed office tower imparts to the scheme its uniqueness. These attributes are views, accessibility, convenience and greenery. The site is endowed with sweeping views of the city and urban fabric of Klang Valley. • The site is at the gateway location of Shan Alam Sub-urban Centre at Section U1. It demarcates the entry to the City of Shah Alam from the main link road (JalanBatuTiga / JalanSubang-Sungai Buloh) connecting Sungai Buloh, Shah Alam, Subang and Petaling Jaya. • Anchored at this point is the interchange between Guthrie Corridor, New Klang Valley Express Highway, North South Central Link Expressway and Federal Highway, which will eventually be integrated with the greater scheme for total convenience. Existing conveniences include the established commercial centers, Shan Alam Sports Complex, Tesco and Giant hypermarket to the northwest, established shop-office blocks to the southeast and developed Industries park to the northeast and south west. • Predominant views from the site towards the west, southwest, east and northeast, are of the City of Shah Alam City, Subang and Petaling Jaya respectively. • PROJECT DESCRIPTION • The whole development consists of 2 blocks of 16-storey level upper-medium cost apartments comprising 378 units with a 5 1/2-level multi-storey car park, one block of 15-storey level office building, 1 storey elevated podium for common and commercial shops at ground floor and one level of basement car park. • The formula for the whole development serves to invigorate life by introducing offices, shops, retail spaces, landscape plazas, pedestrianized streets, etc. - into an otherwise quiet residential plot along the main corridor of JalanBatuTiga/Sungai Buloh and by offering the populace of the development a place to live ,work and play.
