    2. What is Perfect Fit ? It is an Under Occupation Scheme designed specifically for RSL tenants who wish to move to smaller accommodation . South West London sub region of Croydon, Kingston, Lambeth, Merton, Richmond, Sutton and Wandsworth. There are 10 RSL’s that are signed up to the scheme and they are: A2 Dominion, Hyde, L&Q, Metropolitan, NHHT, Orbit, RHP, RUTCHT, Servite and Wandle. South East London sub region of Bexley, Bromley, Greenwich, Lewisham & Southwark. There are 12 RSL’s that are signed up to the scheme and they are: Amicus Horizon, Broomleigh, Family Mosaic. Gallions, Hexagon, Hyde, L&Q, Moat, Orbit, Phoenix, Presentation SIA and Wandle Perfect Fit

Perfect Fit Eligibility criteria of Under Occupiers joining the scheme Under Occupiers must already be living in one of the participating boroughs within the London sub region Under Occupiers must be relinquishing a property with at least three bedrooms and they must be giving up at least one bedroom. Under Occupiers must have a clear rent account or not exceeding agreed financial assistance to move. Under Occupiers must have a good tenancy history.

    4. How does it work? RSL’s will contribute a number of desirable properties into a centralised “pot”. These properties will predominantly be re-lets from the RSL’s own quota, usually reserved for their own transfer lists. New builds can be included if they fall within the RSL’s own quota or by agreement with the Local Authority if necessary. Under Occupiers will be matched to the properties from an existing database held by Perfect Fit We will be aiming for 30-45 moves per year. Perfect Fit

    5. How does it work? Cont... Priority is given for allocation based on the following: The size and desirability of the property being released Whether it is a house or a flat (this will only be taken into consideration when there is a “tie” situation) Medical & Social Needs If properties are advertised via CBL schemes then adverts must stipulate that preference will be given to under occupying tenants. RSL’s will be notified within 48 hours whether the property being offered to the scheme is going to be accepted. Perfect Fit

    6. Perfect Fit How does it work? Cont… Three stage lettings plan The first stage is the small desirable property being offered to the scheme. The second stage (known as the first re-let) is the RSL under-occupier moving into a small property offered to the pot. The third stage (known as the second re-let) is the property released by the overcrowded household.

Perfect Fit Role of Officer Registering under occupiers onto the scheme Home visiting all new under occupiers Matching them to suitable properties Visiting void properties Accompanied viewings Co-ordinating all aspects of the moves including removals and disconnections Maintenance of the under occupation database and of budgets. Promoting and marketing the scheme within the sub-regions Promotion of all other mobility options such as Seaside and Country Homes and national mutual exchange schemes i.e. House Exchange & Home Swapper Negotiation with partners surrounding nominations if necessary Act as an advocate for clients and to encourage tenant’s participation in Choice Based Lettings (CBL) schemes Update policies and procedures as scheme evolves Co-ordinate and run steering groups Key communication point with RSL’s and Boroughs

    8. Moves so far South East Perfect Fit has successfully moved 76 clients to date – 23 since April 1st 2009. Because of the South East success this has resulted in the South West Perfect Fit being formed and is hoping to replicate the same success. What does 76 underoccupation moves mean; it means 76 severely overcrowded families have been able to move and another 76 households have been taken off waiting list….so a Win Win Win situation.
