  1. Marketing Your Transitional House is Important Early in the Process When establishing transitional housing it's important to begin marketing your home early in the process. We had no idea that was the case when we put together our first home. The remodel was completed; the house looked great, it was fully equipped and ready to go. Then we cranked up our marketing for tenants. The results of waiting was a higher than expected vacancy rate. It could have been avoided if we had just initiated a marketing campaign to all of our referral sources months before we were ready, actually, shortly after closing on the property. What we learned, in some cases, is that it can take that long for referral sources to understand what you're offering, decide it's of value to their clients, and then start recommending you. These referral sources our government agencies, privately or publicly operated halfway houses and faith based organizations that support our preferred tenant population. Creating a marketing campaign just after you have closed on a property might seem impossible, but it's not. Create a one-page flyer with a picture of the front of the house and all the pertinent information e.g., location, proximity to public transportation, bedrooms, baths, with rates and required damage deposits. Title the flyer; "New Transitional Home Opening Soon," and advertise your weekly and monthly rents, plus damage deposit requirement. Hopefully you have followed our system and have created a list of all the potential referral sources. Now is the time to make face-to-face introductions, meet agency directors, case managers, as well as drop off and post flyers on bulletin boards. These in-person meetings will help you build your electronic mailing list so that you keep everyone updated on your projects progress and room availability.
