  1. What do You Need to Prepare before Taking the NABERS Assessment? The National Australian Built Environment Rating System is commonly known as NABERS. It assesses the environmental effect of buildings, including tenancies and residences, in terms of energy efficiency, water use, waste management, and interior environmental quality. This is accomplished by analyzing various sets of data and grading the building on a scale of one to six. A 6-star rating indicates leading performance, whereas a 1-star NABERS energy rating indicates that the building has much room for improvement. Types of NABERS Rating ● Base building rating: applies to building owners and property management companies and covers common spaces and core building functions. Additionally, it must adhere to the Commercial Building Disclosure Program. ● Whole building rating: applies to developers or private landlords, and it includes rented space, central building functions, and common spaces. Base building ratings can be utilized for the Commercial Building Disclosure Program.

  2. Tenancy rating: this covers the rented commercial space and is important for tenants who utilize those spaces in office buildings. ● NABERS Co-Assess: it enables filing a single application for various NABERS ratings inside a single building. Whether you require a NABERS assessment or assistance in preparing a BASIX report, it is recommended that you hire accredited building consultants. How to Receive a NABERS Rating? ● A qualified and approved group of sustainability specialists carry out NABERS ratings. They are independent contractors who are accredited by the NSW Department of Planning, Industry & Environment (DPIE), which oversees the program. Authorized examiners will gather data on your building's usage (energy and gas bills) along with information on a number of other building-specific matters like size, hours of occupancy, location, and occupancy density. Examiners have prior expertise in the building services, real estate, or energy management sectors. The examination procedure calls for a lot of planning. ● ● For commercial buildings, NABERS, DtS assessment, or alternative JV3 modelling is necessary to demonstrate building sustainability. How to Prepare before NABERS Assessment? Finding an Accredited Assessor The NABERS website lists every Accredited Assessor. They are the only ones qualified to evaluate your building. The Application Process Your rating application will be submitted to the Office of Environment and Heritage by the Accredited Assessor you hire (OEH). After receiving your application and validating it, OEH will generate a rating certificate within two weeks. Data Requirements for the Application ● Information about energy usage, such as the quantity of gas or electricity used.

  3. Copies of all utility bills for energy utilized in the previous 12 months, including electricity, gas, LPG, coal, and oil, must be provided. All these data are also essential for BCA Section J report. You must present up-to-date floor drawings for the property that follows the BOMA 1989 or BOMA 1985 Method of Measurement and the PCA's "Method of Measurement for Lettable Area" publication from March 1997. If the paperwork is outdated, have a qualified surveyor prepare them. Your office must supply the most recent lease documentation, which should include information on the number of computers, occupancy, and contact information for surveys. Submit data on water use or the volume of water used in kL or m3. It should include mains water, well water, externally supplied recycled water (potable and non-potable), and dam/river water. Similar data are required in the BASIX certificate for residential projects. Your office has to provide copies of the invoices for all externally supplied water used by the building's occupant(s), central services, landscaping, and common spaces in the last 12 months. ● ● ● ● ● Follow these instructions to receive your NABERS rating without hassle.
