Our Leasing Offer Nottingham City Homes Registered Provider is seeking the lease of up to 50 family-type homes for 1 to 5 years NCHRP will fully manage the property & occupants, visiting at least every 2 weeks NCHRP will cover any void periods, bad debts & fees NCHRP will provide up to £500 of wear & tear (responsive) repairs per year NCHRP will furnish the property if required NCHRP will indemnify against damage, and return the property in the same condition, subject to fair wear & tear, at the end of the lease

Our Landlord Offer Landlords will receive a guaranteed monthly rental in advance at a rate to be agreed Rental offered will be lower than the market rent because NCHRP are taking the financial & repair risks Leases will allow for annual rent increases in line with the Consumer Price Index rate (currently 2.2%) It’s a No Work, No Risk, No Licencing, No Hassle arrangement for Landlords

Landlord Requirements If the property is subject to a mortgage, landlords must check with their mortgage provider that a lease is allowed Landlords must provide proof they have the legal right to enter into a lease agreement for the property Landlords will be responsible for repairs that exceed the £500 per year allowance Buildings Insurance must be in place – we are looking into how we can help to provide this

Property Requirements Self-contained family-type accommodation in the City boundary; ideally inner-City areas The property must meet the property standards set out in the Nottingham Selective Licencing scheme Any works required to meet this standard will need to be paid for by the landlord We cannot consider properties needing substantial works The property should be vacant & not be making a family homeless to give vacant possession
