XXXXXXXXX Internal Assessment Report Overview Data Collection Start 11/30/2011 Audit Period 01/17/2011 to 01/21/2011 Hardware version BMTX Software version 17.055 • Systems and equipment included in the remote audit consist of 2 VAV rooftop units, with 43 associated VAV terminals. • All UCMs indicate “up” for communication status on the BAS network. • Equipment “occupied mode” scheduling modifications could help reduce runtime hours and operating loads. • Outside air humidity sensors are not tracking with referenced weather data. • Both VAV RTUs indicate “opportunity for improvement” with economizer control sequence of operation. • Both VAV RTUs are not maintaining ventilation air volume set points. • Supply duct static pressure optimization control logic needs “fine tuning” to improve system performance for both VAV RTUs. • VAVs C-6, B-3, C-11 and C-17 are providing maximum design air volume. • VAV C-15 indicates “starved for air” condition, and is not providing design air volume.

  3. Building Level Assessment Schedules Item #1:Building has 2 main scheduled areas that include 43 VAV zones, 2 VAV RTUs. Normal occupied mode for each area is (1stFlr)13.5, (2ndFlr)13.5 hours/day, Monday thru Friday. Both floors indicate Saturday and Sunday occupied schedules of 6.5 hours each . Why should I be concerned?Equipment maintaining occupied set points and providing outside air ventilation when not required increases energy costs. Energy Conservation Measure: Energy reduction opportunities are possible by matching occupancy type and hours with actual zone activity. If possible , adding additional scheduled areas could help reduce occupied run hours or equipment operating load. Additional ECMs that could be beneficial include Demand Controlled Ventilation, Occupancy Sensors and Timed Local Override. $ • Overrides • No user overrides have been detected, run Summit override report to determine potential improvements and opportunities.

  4. Building Level Assessment Outdoor Temperature Sensors Item #1:Outdoor air temperature sensor for RTU-02 is providing data, values are tracking close to referenced weather data. Why should I be concerned? These sensors may be used for outdoor air, economizer changeover. If these sensors read repeatedly high, the economizer function is suppressed. The result of this suppression is unneeded operation of mechanical cooling. Energy Conservation Measure: A single system outside air temperature sensor located properly on building exterior could improve equipment performance. $

  5. Building Level Assessment Outdoor Humidity Sensors Item #1:Currently outdoor relative humidity sensors for RTU-01, RTU-02 are providing data. Values vary significantly from referenced weather data. Why should I be concerned? These sensors may be used for outdoor air, economizer changeover. If sensors do read correctly economizer function could be suppressed. Energy Conservation Measure. A single system outside air temperature sensor located properly on building exterior could improve equipment performance. In this climate, differential enthalpy as a control strategy may improve unit performance. $

  6. RTU-01 First Floor Variable Volume System Economizer Control Item #1 : Outside air temperature is less than supply air set point and mechanical cooling is operating. Actual supply air temperature set point remained at 62 deg during this time period. Outside air damper indicated “0”% open for outside air damper output. Why should I be concerned? Unit is making bad economizer decisions missing out on “free cooling” opportunities. There is substantial energy cost avoidance available through proper deployment of accurate economizer setup. This condition is typical of RTU-02 2nd Floor. $ #1 #1

  7. RTU-01 First Floor Variable Volume System Ventilation Control Item #1 : Unit minimum ventilation set point is 2000 CFM. In the occupied mode actual air volume remained at 0 CFM. Outside air damper output remained at 0% open. Actual outside air flow indicates flow when unit supply fan is off. Why should I be concerned? Possible problems may include comfort and air quality complaints. Area served by rooftop unit may not be in compliance with ventilation codes. Increased outside air infiltration thru unit due to possible open OA damper when unit is off.

  8. RTU-01 First Floor Variable Air Volume System Supply Duct Pressure Control Item #1 : Supply duct pressure set point is constantly changing between .8 and 1.6”wc. Unit supply fan output continually changes speed to maintain supply duct static set point. Why should I be concerned? Excessive supply fan speed changes to maintain constantly changing supply duct static set point. Condition may create unstable VAV terminal air volumes and temperature control to zones. Reduction of mechanical equipment life, comfort complaints and increased energy consumption is possible with this condition. This condition is typical of RTU-02 2nd Floor.

  9. RTU-02 Second Floor Variable Volume System Ventilation Control Item #1 : Unit is not providing outside air volume as requested by ventilation set point. In the occupied mode actual air volume remained in the 700 to 800 CFM range. Outside air damper output remained at 0% open. Why should I be concerned? Possible problems may include comfort and air quality complaints. Area served by rooftop unit may not be in compliance with ventilation codes.

  10. RTU-01 First Floor VAS Variable Air Volume System VAV Box Operation Item #1: Most VAV terminals are operating in the “lower control range”. Supply duct static pressure is currently resetting in a range of .8” to 1.6”w.c. Above control range operation is during morning warm-up period only. Item #2: VAV C-6 169 storage, is providing design maximum air volume. Cooling set point was 70 deg during audit period. Item #3: VAV B-3 134-137 Offices, is providing design maximum air volume. Why should I be concerned? Fan energy to provide a higher supply duct pressure than required without consideration to actual system load is excessive. Duct static pressure optimization set-up parameters need to be reviewed. #1 $ #2 #3

  11. RTU-02 Second Floor VAS Variable Air Volume System VAV Box Operation Item #1: Most VAV terminals are operating in the “lower control range”. Supply duct static pressure is currently resetting in a range of .5” to 1.8”w.c. Above control range operation is during morning warm-up period only. Item #2: VAV C-17 256-257, is providing design maximum air volume. Item #3: VAV C-11 lunchrm, is providing design maximum air volume. Cooling set point was 70 deg during audit period. Item #4: VAV C-15 Training, is not providing design maximum air volume. Cooling set point was 70 deg during audit period. Why should I be concerned? Fan energy to provide a higher supply duct pressure than required without consideration to actual system load is excessive.
