    3. SISTEMA NACIONAL INTEGRADO DE INFORMACIÓN CATASTRAL PREDIAL Entidades Generadoras de Catastro del País. Base de Datos Catastrales (BDC) Órganos: Consejo Nacional de Catastro (CNC) Secretaría Técnica (ST)

    4. SANEAMIENTO CATASTRAL Es el conjunto de procedimientos técnicos y legales que se ejecutan de manera progresiva, a fin de rectificar las inexactitudes y actualizar la información registral de un predio, adecuándola a la realidad física del mismo. Art. 3° del Reglamento

    5. ¿ CUANDO NO SE REQUIERE DE SANEAMIENTO? Tratándose de predios inscritos cuya información catastral y registral no presenten discrepancias, se procederá con la inscripción del CUC. Art. 24° primer párrafo, del Reglamento.

    6. ¿ CUANDO SE REQUIERE DE SANEAMIENTO? De existir discrepancias entre la información catastral y registral se anotará en la partida registral del predio dicha circunstancia, mediante la aplicación del procedimiento de saneamiento catastral y registral Arts. 24° segundo párrafo, 43° inciso e) y Título VI del Reglamento.

    7. SANEAMIENTO CATASTRAL Y REGISTRAL Recae sólo sobre predios inscritos en el Registro de Predios Ubicados en zonas catastradas y en zonas no catastradas (intervención de un verificador catastral) La SUNARP es la entidad responsable y podrá contar con el apoyo técnico de las entidades generadoras de catastro (convenios)

    8. ACCIONES DE SANEAMIENTO DEBERÁN TENER EN CUENTA : LA CARTOGRAFÍA BASE OFICIAL LA INFORMACIÓN LITERAL Y/O GRÁFICA QUE OBRA EN LOS ANTECEDENTES REGISTRALES Art. 60° del Reglamento

SANEAMIENTO CATASTRAL Y REGISTRAL El procedimiento tiene lugar luego de la solicitud de inscripción del código único catastral del predio (CUC) Documentos : Plano Catastral referenciado al Sistema de Referencia Geodésica Oficial referido al predio al que la Entidad Generadora de Catastro le ha asignado el CUC Hoja Informativa Catastral o de la Información contenida en la Base de Datos catastral respectiva

    10. Informe Técnico de Catastro El Area de Catastro de la Zona Registral respectiva verificará la correspondencia o discrepancias entre las informaciones registral y catastral de los predios inscritos en el Registro de Predios Art. 63° del Reglamento Directiva N° 001-2007-SUNARP/SN

    11. SANEAMIENTO CATASTRAL Y REGISTRAL ANOTACIÓN PREVENTIVA INSCRIPCIÓN DEFINITIVA Art. 62° del Reglamento

    12. PREDIOS SIN BASE CATASTRAL DIGITAL Acciones de Saneamiento : Superposición que no afecta derechos de propietarios colindantes, dará lugar a la rectificación de inexactitudes. En caso se afecten derechos de terceros : Se notificará discrepancias a propietarios de predios, en el diario El Peruano y en otro de mayor circulación, citándose a reunión informativa. Se informará de superposición advertida en audiencia conciliatoria. Si hay acuerdo conciliatorio, se extenderá un acta suscrita por los intervinientes.
