  2. Greetings on Behalf of the Board of Directors of Country Club Terrace Homeowners Association! Many events have taken place since our last newsletter to the community. I'd like to cover some of them here.  Due to insufficient funding of the Association treasury by the membership, the Board of Directors found it necessary to terminate its contract with Stratford Management Company. This is unfortunate as it means that running the day to day business of the Association now falls back on its members. Historically, involvement by the members with the Association has been minimal, and now we are in a situation where a continued lack of involvement means that business truly will be conducted by only a few.  The Board rented a PO box at the UPS Store on Irvington and Campbell to collect correspondence such as DRC forms and comments or questions to the Board and its Officers. The new address is on the first page of the Newsletter. We are utilizing the services of AAA Answering service as a means of taking phone calls from the membership. Our answering service is checked daily and messages can be left between the hours of 8 a.m. to 5 p.m. Monday-Friday. The service has emergency contact information for the Board if the need arises. Our new phone number is (520) 884-4564. We also have the CCTHOA website www.geocities.com/countryclubterrace/ where members can send email correspondence to the Board and check up on recent news and events. In order to keep billing and collection of assessments with a neutral third party, the Board employed the services of Lewis Management Resources (LMR) for accounting services only. You may have already received an information letter and billing statement from LMR for the second quarter (April through June) assessments. Your payments should be sent to LMR at the address provided on the statement. The good news to come from all of this is that as an under funded Association, the Board has cut management operating expenses by $400 a month. This brings me to the subject of the dispute that exists within our community. As you all know this dispute involves the question of which Board of Directors is the duly elected Board of CCTHOA with lawful authority to conduct the business of the Association. On Tuesday, March 23, 2004, members of the Board of Directors of CCTHOA met with members and officers of the Board of Directors of the Anti-Grass Roots Coalition (AGRC) at a settlement meeting in an effort to resolve the dispute. Also in attendance were Attorneys Jeff Greenberg for the CCTHOA and Stephen Weeks for the AGRC. Judge Robert Donfeld acted as paid mediator.   The two sides reached a tentative settlement, the details and information of which will be relayed to each side through their respective attorneys or agents. We are waiting for the agreement to be formalized through signatures of each participant in the threatened lawsuits. While we are not yet at liberty to reveal the details of the agreement, we do want to let you know that assessments will be affected. However, please, send your regularly scheduled assessments to LMR upon receipt of your statement so we can get a complete picture of what each individual member owes. We have set the date of the next Annual Meeting of the Membership for June 22, 2004 at 7 p.m. here in the subdivision. Jeff Greenberg will be supplying a meeting tent to be placed on an empty lot so that as many members who would like to attend the meeting, can attend. More information to come with respect to the annual meeting.  At the Board of Directors meeting held on March 13, 2004 at the Valencia Library, the Board voted unanimously to sponsor a "Most Improved Lot" contest for the upcoming quarter. This is the perfect time of year to get our yards cleaned up from the winter months. It is also one of the best times to plant. We need members to volunteer for judging the contest. If you are interested, please contact Secretary Pat Rad and let her know. First place prize is 3 months assessments credited, second place, 2 months credit and third place will bring 1-month credit. Judging will take place on or about the 20th of May. If you need assistance with weed removal, let the Board know and we can arrange to have your yard sprayed with Round-Up for a nominal fee. Also, if you have any ideas for additional competitions within the community, let us know. Nothing like incentive to kick up a little motivation!!! Finally, not long ago a member contacted me to ask whether the Association had any special discounted rate arrangements with a pest control company. It seems bees can be a problem in the neighborhood. Unfortunately, we don't, but if enough members are interested in participating, it might be worth looking into contracting for group rates for such things as pest control, carpet cleaning, weed control, etc. Let the Board know if you are interested in sitting on a committee to research the idea. News from the Committees Fellow homeowners, as a board member and chair person of the Landscape/Design Committee, I want to thank those people who live along Acacia, Cottonwood, Mesquite and Palo Verde Club Lane, that show a pride in their homes! There are a lot of weeds growing right now and staying on top of it makes the job a lot easier in the long run. I also want to encourage you to be familiar with our guiding documents (the bylaws and CC&R’s). All of the notices that have gone out as violations are based on these documents. For example: trashcans are not to be visible from the street (Sec.2.0, 2.10), Design Review Form (DRC) submittals for changes in exterior appearance of home (Sec.2.15, 2.14), weeds in yard (Sec.2.19) and oil in driveway (Sec.2.19). These have been the most common violations that can be easily remedied. The majority of you have nice and attractive homes. Keep up the good work! The few people who live in here that have little or no pride in their homes and who choose to disregard the rules are being dealt with. This is so important with all the repo’s in our subdivision that are selling for low market values. We don’t need any more occupied homes adding to the problem. What can happen is that, if someday you want to refinance or sell your home, it may not appraise out for what you owe on it. Also, it just makes our subdivision look bad and gives people a negative impression when they come to visit or perhaps, to buy, one of the homes or lots in Country Club Terrace. Do you want this to be another mobile home park trailer park or a manufactured home subdivision that we can be proud of? Let's work together! Your attendance at meetings and involvement in committees is very important so that we can move forward on issues that affect us all. I know everyone is very busy, but you need to make a little time, as I have, for these matters, that is, unless you don’t mind having a few making decisions that affect us all. Also, keep up the good work on making use of the blue recycling cans and separating the recyclable items from the regular trash. Trash only in the green cans and cardboard, milk jugs, etc. in the blue! It’s a good example to our kids and it’s good for Tucson!
