  2. What is the BIGGEST Challenge you face in your real estate business? • Your Broker? • Time Management? • Lack of Systems? • Motivation? • How about lead generation? For most of you, this is the #1 problem and biggest obstacle to growing your business? • Because the truth is, once you get face-to-face with a Prospect you’re pretty darn good aren’t you? Of course you are.

  3. So the problem is, “how do you get more “at-bats”, more “opportunities” to get “face-to-face” with potential buyers and sellers”? And equally important is, “How do you find potential buyers and sellers before the competition does”?

For our purposes today, I am going to refer to Seller Leads and Listings only. • Now, to make sure you really understand how I go about generating massive seller leads I will use a fishing analogy. It will make it easier to understand. Now, I am not a huge “FisherPerson” myself but it makes for a great analogy. • If we were going to go fishing we would need to do some homework such as: • The type of fish we want to catch. • Where we would find this type of fish. • What kind of bait we must use to catch them. • Everyone agree?

  5. Now, let’s translate that to potential Sellers: The first thing we would want to do if we want to find them in abundance is figure out how to do that. So, we start by asking ourselves, “What do we know about potential Sellers in general?” Well, we know that when someone buys a home, they re-sell it on average approx. every 5 years, right? Now, it may be slightly more in your market but for this discussion, let’s call it 5 years. So, if we are going to “fish” for potential home sellers and want to spend our time and money wisely…

  6. We could start by asking the title company to give us a list of every homeowner in a specific area or maybe an entire city, that have owned their homes from 4 – 6 years. Why? Because they have the highest probability of doing something don’t they? We also know that approx. 10% of all homeowners sell there home every year. So, if that is true we should increase our results by marketing to those that are coming up on, or, are just past the average time (5 years) they wait to sell their home. Now what?

  7. Since we have now identified where Sellers are swimming, we need to use the right bait! So, what do we know about people when they first start thinking of selling their home? Well, shortly after they start thinking about selling, they think to themselves, “Gee, I wonder what my home is worth?”. Shortly after that they ask themselves, “How could I found out without having to pay for an appraisal or worse, having to speak to a real estate agent that will pester me to list with my home with them”. Along comes your marketing message…

Next, we must make it easy for them get this “Value Offer” (CMA) we made to them. Why? Because if we don’t make it easy for them, they won’t do it. Make them call you, forget about it. Therefore, we send them to a place that makes it very, very easy for them to get the “Something of Value” we offered them…
