  2. When a Building Automation System (BAS) monitors and controls all the systems of the commercial building, they are referred to as smart buildings. But recently, a few problems have been identified with the Building Automation systems. While technological obsolescence can be easily resolved, functional obsolescence possesses difficulty. The problems of BAS are usually due to functional obsolescence.

  3. The four major problems of the Building Automation Systems include: 1. Inability to Provide Operational Data for HVAC Systems While the BAS is able to run the control loop of the HVAC systems, it is unable to provide the real-time data that is required. Instead, deploying IoT retrofits can prove to be an inexpensive solution to capture the required data of the HVAC assets. 2. Inability to Collect Utility Sub-metering Data in Real-time The BAS is unable to provide the utility sub-metering data, which is essential for the building owner in order to enhance energy efficiency. While upgrading BAS may prove to be expensive, IoT retrofits can help in providing sub-metering data in real-time much easily.

Inability to Provide Services of Real-time Cloud Visualization The building owners have recognized the problem with visualizing and monitoring BAS operation anytime and anywhere. With the IoT cloud platforms, availing the visualization services in real-time becomes easy. 4. Inability to Capture Data about Indoor Air Quality (IAQ) While the importance of indoor air quality is increasing, BAS fails to provide data about IAQ. IoT can help in monitoring IAQ in real-time and ensuring a healthy building.
