  1. Business Park Project:‏ Logistic Park, Industrial Park, Gas Station, Shopping Center, Office Building, Restaurant and Motel ONDN-2 ROMANIA Mai-2009

PROJECT DESCRIPTION • The construction of a project which includes an immense logistic center and a big industrial park with a gas station, a motel, a restaurant/event center, a shopping center and offices on a whole surface of 232,000 sqm with a full opening of about 220m to the main road - DN-2.‏ • The project is located at about 25km from the “Ring Road” of Bucharest, on road DN-2 which leads to North-East Romania, to Ukraine and Moldova and connects Bucharest with The Black Sea and with about 20 important cities.‏

PROJECT DETAILS FRONT PART • A gas station with accompanying services (total land – 6,500 sqm), that is facing the front of road DN-2, on a surface of about 500sqm.‏ • A motel (50 rooms), a restaurant and an event center on a surface of about 3,800sqm.‏ • A shopping center on a surface of about 3,000sqm.‏ • An office building on a surface of about 10,500sqm.‏ • About 450 parking lots and green spaces.‏

PROJECT DETAILS • REAR PART • 5 halls for industry/logistics/storage of about 17,000sqm each! with free access of heavy vehicles to ramps, perpendicular to the building for comfortable loading and unloading.‏ • Gallery offices inside the logistic/industrial halls – about 17,000sqm. • About 750 parking lots for private/heavy vehicles.‏ • There are already existing partial utilities (water, electricity, closeness to gas conductor etc.).‏ • The whole surface of the halls that will be built is: 84,000sqm.‏ • An all purpose building on a surface of about 7,500sqm.‏

PROJECT LOCATION • Road DN-2 is about 500km long, most of it with 2 lanes, leading to about 20 of the most important big cities in Romania.‏ • This road connects The Black Sea and Bucharest in the south and Ukraine and Moldova in the North East.‏ • The distance of the Project from Bucharest is about 25km.‏

PROJECT SURROUNDINGS • Across from the project there is an existing working location of the MONSANTO Company.‏ • The exits of the new planned Highways will be close to the project.‏ • Not far from the Project there will be built a secondary international airport for both passengers and cargo.‏ • In the future an immense residential neighborhood will be built across from the Project (The land is owned by the Project entrepreneur together with other associates).‏

THE TEAM • The land is 100% in private ownership.‏ • The project will be managed entirely by Josef Bablucki who is an experienced entrepreneur and businessman with a proven world wide experience of 30 years including the developing of real estate projects in Israel and in Romania and who has been living in Romania for the past 9 years and has developed and managed projects like public buildings, a villas neighborhood, residential buildings, office buildings etc.‏ • In his past, among his many public jobs, Josef Bablucki also served as the treasurer of the Israeli Contractors and Builders Association.‏

OPPORTUNITIES • The size of the commercial/logistic surface also matches the requirements and regulations of the UE for large logistic spaces that are being finalized.‏ • Varied opportunities for profit – not only a logistic center but also a commercial center, a gas station, a motel, a restaurant/event center and offices spaces.‏ • Relocation of factories outside the city.‏ • The establishing of international factories/companies in Romania as a result of its being a part of the European Union now.‏ • Romania is the second big market among the CEE countries.

  12. COMPETITORS • There are several competing companies which are located mainly in the West (Pitesti) and in the North West (Brasov).‏ • The competitors’ logistic surfaces are of about 10,000sqm-100,000sqm.‏ • There is no other existing competing project in the North East.‏

THE STAGES OF CONSTRUCTION • The project will be built gradually beginning with all the utilities and development, then the gas station and one logistic/industrial hall that will be let as a whole or in parts at a special price in order to locate and attract a brand name company.‏ • After that and in accordance with demand, the rest of the logistic halls will be built as well as the shopping center, the office building, the restaurant and the motel.

  15. CONSTRUCTION COSTS • About 94,000,000 € including: land, planning, authorizations, utilities, development, construction in accordance, over-heads, commissions, financing, unexpected etc.‏ • A detailed business plan will be given to those interested in the project.‏

PROFIT FROM RENTALS • The expected income from rentals is more than 11,450,000 €/year (this represents an annual yield of 12.00% on the overall investment).‏ • The income from the letting of the logistic spaces is calculated according to 4.00 €/1sqm/month whereas today it is possible to let such a property for at least 5.00 €/sqm and experts predict that rentals will be around 6.00 €/sqm.‏ • The rest of the constructions are supposed to provide an annual income of about 7,415,000 € a year.‏

PROFIT FROM SALE • It will be possible to sell the property with an annual yield of 9.00% for the buyer.‏ • If we suppose that the annual income is constant, it is expected to have an entrepreneur profit of about 35.00%‏ • (about 33,000,000 €).‏ • Schedule: The P.U.Z. was obtained in September 2008 (see enclosed document on next page). We are now preparing to obtain the construction authorizations.
