Project Description Project Area: 40 acres. Project Location: South side of Booneville Road, and west of future 105th Street. Project Size: 100,000-150,000 sq. ft. Property taxable valuation: $50,000,000.
Infrastructure Electric • The project site is located approximately between the Booneville Substation to the west and the West Grand Substation to the east. • MidAmerican Energy is currently in the process of seeking approval from the City for the construction of the new Sugar Creek Substation located just west of the West Grand Substation. • MidAmerican Energy’s electric transmission lines are located on the southern boundary of the project site.
Infrastructure Fiber Optic • Currently, AT&T, Level 3, Sprint, and CenturyLink have long haul fiber optic lines running along the right-of-way of Raccoon River Drive, located approximately ¼ mile to the south of the project site. • AT&T also has fiber optic cable running within the right-of-way of MidAmerican Energy’s transmission lines located along the southern portion of the project site.
Infrastructure Sanitary Sewer • Extension of a 36 inch line from the WRA’s Sugar Creek line located at the intersection of future Grand Avenue alignment and Sugar Creek. • Estimated cost approximately $2,782,500.
Infrastructure Water (Primary) • Extension of a 12 inch water line from 88th and Grand Avenue westerly along the future alignment of Grand Avenue. • Estimated cost $1,420,000. • Water (Secondary) • Extension of a 12 inch water line from the intersection of Booneville Road and 88th Street westerly along the right-of-way of Booneville Road. • Estimated cost $1,420,000.
Infrastructure Streets • Extension of 105th Street from its intersection at Raccoon River Drive northerly to Booneville Road. • Estimated cost $9,670,000.
Business Assistance • Expedited permit processing of site plan, zone change and platting of 60-90 days to approval. • The City’s first review comments on project submittals of one week or less. • Assigned case planner to act as your liaison.
Incentives Based upon an estimated $50,000,000 of property tax valuation, (the Microsoft Phase II project was 110,000 sq. ft. and had a value of $53,100,000): • The City of West Des Moines would construct the sanitary truck lines necessary to service the project: $2,782,500; • West Des Moines Water Works would construct the water line along future Grand Avenue to service the site: $1,420,000; • West Des Moines Water Works would construct the secondary water line along Booneville Road necessary to serve the site: $1,420,000; and
Incentives (continued) • The City of West Des Moines would construct 105th Street from Raccoon River Drive to Booneville Road: $9,670,000. • Total value of incentives: $15,292,500.
