  1. Take These 4 Steps When You First Spot a Roof Leak

  2. It’s really important to act promptly when you spot a roof leak - or even if you don’t see one but suspect that there may be one - and if you take the following 4 steps, you can mitigate the damage and cost of repairs: 1.Locate the source Once you’ve identified a leak, finding out its source should be the first action you take, before calling the necessary roof repair contractors. Inclement weather or faulty plumbing are the two sources of a water leak, and naturally, for the latter, you’ll need a plumber to repair the damage to the pipes, and a roofing contractor to repair any damage to the roof.

  3. 2.Document the leak Whatever is causing the leak in your roof, you must try and document the damage for insurance and liability purposes; taking photographs of it and its location. 3.Call up a roofing contractor It may be that the company that installed your roof, are the company you also call for repairs, otherwise, you’ll need to find an experienced local contractor who can carry out the necessary repairs for you. Local contractors are always best, as are experienced, licensed and insured ones.

  4. Typically, your chosen roofing contractor will attend your home as soon as possible, and depending on their schedule, this may be the same day or in a couple of days. Either way, they understand the importance of timely intervention and repair when it comes to roof leaks, so they’ll do their best to get to you as promptly as they can. When the contractor arrives to inspect the problem, they will give you an estimate of how much the repair work is expected to cost, and you’ll need them to tell you the specific cause of the leak (if you’re not already aware) so that you can check whether it’s covered by your property insurance. The contractor themselves will more than likely be able to tell you whether the cause is covered by your policy, but if in doubt, a quick call to your insurer will settle it for you.

  5. If it is covered, file a claim right away, and even if the repair estimate is under your deductible, it’s important to remember that it only applies once during a policy period, so if it applies now, and then you have another issue within the same policy period, you’ll be fully covered for repairs then, too. 4.Get the damage repaired Schedule the repair work as soon as you’ve agreed on a price, since it is of no benefit to wait, and if the repair is particularly bad, your contractor will doubtless help you to take mitigating measures if they can’t schedule the repairs for a few days. If you filed an insurance claim, you’ll need the adjuster to visit

  6. your home and see the damage for themselves, before any repair work is carried out. If this really isn’t possible, then you’ll need to ask your contractor to take photos of the leak and repair work, as proof for the insurance company. Bad weather and faulty plumbing are responsible for thousands of dollars’ worth of roof repairs every year, but having your roof professionally installed and inspected periodically, can help to prevent this from happening. Should you be unlucky enough to experience a leaking roof, be sure to follow the steps above to mitigate the cost and prevent further damage from occurring.
