  2. Your roof performs such an important role that it really is worth protecting, even if it does mean investing in its overall health from time to time. Regular roof maintenance can help your roof last longer and keep protecting you for many years to come, but no matter much you look after it, it’s inevitable that it will need to be repaired – and eventually replaced – at some point in its lifespan. Weather conditions and debris can easily damage even the strongest of roofs, and even if it was professionally installed by an experienced and reputable roofing company, a repair or replacement job will eventually be needed. But how can you tell whether your roof needs to be repaired, or whether it needs to be replaced? Let’s look at the question in a little more detail:

  3. Does your roof need to be repaired? If you’ve recently experienced a strong storm or extreme weather event such as a hurricane or tornado in your area, you’ll need to have your roof checked for any damage. A professional is best for this job, as not only will they know what they’re looking for, but they can access the roof safely. However, oftentimes the damage is noticeable from ground level, or you may experience a leak inside your home. In these cases, you’ll need to have a roofing contractor come and inspect it as soon as possible, and they’ll be able to tell you whether a straightforward repair job is needed, or whether you’ll need to have the whole roof replaced.

If a few shingles are missing, you could probably get away with simply having them replaced, but if some of them have begun to curl or lose granules, they could be getting to the stage where a full replacement is more cost-effective than continually having them repaired. Designed to ensure that water is moved off of the roof and down to the ground, shingles have an important role to play, and when they begin to curl or have become dislodged, water can easily collect on the roof and cause a leak, or run down into the cracks and cause the same problem. A simple repair job is usually sufficient, depending on the overall condition of the entire roof’s shingles.

  5. Does your roof need to be replaced? As touched upon above, if the overall condition of the shingles on your roof is poor, a replacement might be the best solution, and don’t forget that when you do have it replaced, and you maintain your new roof well, it can last you for many years to come. In the case of asphalt shingles, you could get as many as 18 years out of them, whereas laminate, wood and metal shingles can even last between 30 and 45 years. Large leaks and significant damage to a large portion of your roof would almost certainly require a replacement.

While ultimately, the choice to have a roof repaired or replaced is up to the homeowner, a reputable, experienced and conscientious roofing contractor will try to encourage you to replace it if they feel that damage they’ve seen when inspecting it, will recur and could end up costing you more money than a replacement roof, over time. They will of course continue to repair it if you make that choice, but it’s always best to listen to their advice when it comes to the protection of your home, you and your family. If you’ve noticed some damage on your roof or have spotted a leak, don’t waste any time waiting for the problem to solve itself and go away, because sadly, it won’t.
