Senior Housing By-law • Adopted May 2008 • Expires May 2013 • Maximum units per year is 50 • Maximum under the By-law is 100 • Must have one person at least 55 years old and no one less than 18 years old. • Special Permit under the Planning Board
Canter Brook Senior Housing Project Location: Between Asbury and Highland Streets • 13.99 total acres in the Groundwater Protection District • 7.80 acres of open space (55.75%) proposed • 43 units currently proposed • two single units • four duplex units • one triplex unit • three quad-plexunits • one large building that includes 18 units, community center and pool.
Canter Brook Senior Housing Density Bonuses were based on: • Half of the units are 1,300 sf or less; • Five units are affordable; • Additional open space 25% required in RA/GPOD; • Smart Growth principals
Canter Brook Senior Housing Project Discretionary Bonus Units • Stormwater management plans above and beyond Hamilton standards (quality and quantity of run-off); • Planting of at least 30 evergreen and 30 deciduous trees, 12’ and 1.5” caliper; and • Construction of a sidewalk along Asbury St. to connect to the Highland/Asbury intersection.
