  3. Step1 The Competitive Bidding Environment Our proven system typically produces 30-50 bidders, creating a competitive bidding environment and produces the best results possible. We invite every agent and broker in the area, as well as thousands of people in our auction database, plus extensive internet marketing. There are times when the turnout is much larger or smaller, but even if only 8-10 bidders show up, it can still be a recipe for a good outcome.   4. Step2 Five Minute Recesses Conventional real estate auctions can be over in 1-2 minutes. Ours often last 30 minutes and include 4-5 recesses. We take time to allow people to evaluate if they want to exceed the maximum number they had in mind. Step3 Buyer’s 10 Day Inspection Period & Right to Rescission Buyers have 10 days to perform any inspections they would like, during which time they can cancel and receive a full refund of their deposit. With traditional auction companies, there are generally no inspections available, nor is there time allowed for the winning bidder to cancel without losing their 5-10% deposit.   6. Step4 Overbids After Auction? The seller can accept higher offers during the short sales period. Dozens and dozens of calls come in from people wanting to know the results of our auction.   12. Time Frames Our auctions require only 14 days of marketing and if time is also short we have conducted auctions with as little as three days of marketing time.
