  3. Items Found on a Lease • Rent amount • Payment due date • Security deposit amount • Length of lease • Number of tenants allowed • Responsibility of utilities • Late rent penalties • Eviction procedures • Moving out procedures • Breaking lease early • Pet policy

  4. Watch out for these! • Hanging pictures • Overnight guests need permission • Landlord canceling lease without notification • Owing full amount for the remaining lease if just one day late on payment • Being held liable for repairs • Lease renews for another full year if notification is not given

  5. Subletting Your Apartment • Subletting allows you to rent your space to another person while still maintaining your financial responsibility • You must ask permission from your landlord first • You must have a written agreement signed by all parties involved

  6. Misc. Fees • Are all tenants responsible if damage occurs in shared areas? • Utility connection fees • Renters insurance required? • Garage • Garbage • Pets • Parking lot fee • Bike storage

  7. When Moving Out… • 30-60 days notice needed to notify if not renewing lease • What needs to be cleaned? • What are the cleaning fees? • Carpet cleaning
