  1. 3 Things to Look For When Buying a Flat in Post-COVID Era Slide 1: Introduction Home buying is a very thought out and well-planned decision. For most, it is a once-in-a-lifetime purchase that is not an easy decision to take. This process is meticulous and one takes into consideration many aspects before taking the decision of a lifetime. Slide 2: The real estate market in India Despite the pandemic causing a temporary slowdown in this sector, the adoption of digital strategies led to a rapid transformation. According to experts - The real estate market is expected to grow to Rs. 65,000 crore by 2040 from Rs. 12,000 crore in 2019. The Indian real estate sector is believed to touch a 1 trillion dollar market size by 2030 from 120 billion dollars in 2017 and The real estate sector will contribute 13% to the country’s GDP by 2025. Slide 3: Real estate and the pandemic ‘The COVID pandemic changed the face of real estate’, would be an understatement compared to the reality. It has significantly impacted how people perceive the importance of having a home rather than just purchasing a property. Since work no longer requires one to be physically present, people were at one point considering moving away from the hectic city life and were viewing property differently as compared to the pre- pandemic times. Since everything is becoming unpredictable and the new normal is not something one is well acquainted with, people have the following things to consider when buying a home.

  2. Slide 4: Location still plays a role While people temporarily gave up the hustle-bustle of a city, the excitement of living in a city remains unmatched. While MNCs and businesses reaped the initial benefits of remote working, the line between home and work soon blurred and people couldn’t wait to get back to the office. While smaller towns act as good holiday homes or act as the perfect getaways, one cannot ignore the city's advantage of reputed educational institutions, health infrastructure, lifestyle, and more. This just concludes that investment will be made in city real estate, especially for those who don’t have remote working as an option. When selecting a home, location is key keeping in mind the distance to schools, places of work, hospitals, malls, etc. Slide 5: Good utilization of space Since people still have to work some days of the week, a home should utilize space optimally. Even a small space can use space well if designed smartly. A home buyer should ensure that the interior designer or builder has accommodated recreational and work areas with clear demarcation. There should be good ventilation since a good part of a person’s time is spent at home. Slide 6: Go for integrated townships Be it a city or town, when one selects their dream home, they should try and go for an integrated township to have access to multiple amenities. Since people aren’t too comfortable using public amenities like pools and gyms, a safer option would be an integrated township. With easy access to gardens, pools, gyms, and clubhouses one can wind down and ensure mental and physical well-being.

  3. Slide 7: Conclusion If one is looking for a flat for sale in Ahmedabad, Gurgaon, or Mumbai, it is recommended to go for a reputed builder such as Adani Realty; especially if the homes are under construction. They are equipped to handle any financial strains and take care of all the legalities, during these unprecedented times. It is better to go with someone reliable and reputed when selecting the house of your dreams.
