If, on the other hand, you are purchasing a fixer, the debt service coverage ratio is poor, or your credit is not great, you may consider private money financing. These loans are typically 1-5 years in term, interest only with balloon payments. They are meant to be bridge loans usually, allowing you to purchase a property, get the metrics up to snuff for the banks, and then refinance long term (or sell).
