  2. Why Rules House rules are an important thing that you should talk to your tenants. Before they move in, you should explain the rules properly as they may come up with a new thing to do at your home that could create trouble.

  3. Convey Your Expectations Sometimes tenants break the rules as they don’t know if there are any existing rules. Explaining the do's and don'ts will prevent tenants from breaking it and abusing your property. You should clearly convey your expectations by putting them in writing with the agreement as it will help you to take any action against repeated violation.

  4. Late Rent Payments Depending on the situation you should explain on late payments to your tenants. You could provide two or three days of the grace period of payment after charging your tenants with extra fees. While you are allowing such grace period, make sure to check with local and state law to determine how you can take action on late payment.

  5. Garbage Removal Garbage removal can become a major issue if not properly handled. It can become a problem for you as there could be the risk of local or state law violation and hence a good idea is to put a rule on improper garbage removal.

  6. Appropriate Use Of Appliances The most expensive area of your rental property is the kitchen. Setting a rule regarding the usage of kitchen appliances could be helpful to protect the appliances. You should explain the things and may put penalty if any misuses occur.

  7. Exterior Maintenance This could be an issue if you do not explain the areas which can be used for additional installation of things by tenants. He/she may install things without your knowledge and therefore it is important to clearly explain what and where they can install their personal things, whose duty to cut grass, pick trash, trim shrubs, etc.

  8. Pet Policies Pets can create a trouble between tenants and landlords. So there should be clear policies explained to your tenants. Ask them several questions on what type of pets they will bring and discuss whether they are allowed or not.
