  1. Top Home Seller Questions –You’ve Asked, and We’ve Answered! Selling your house is no easy task; hence why there is a whole profession dedicated to this. Between the things you need to do to prepare your home, to pricing it accurately, to picking the right real estate agent, it can become overwhelming. And that doesn’t even address the list of things you need to do once your home is sold! We’ve received many questions from home sellers over the past few weeks and have compiled some of the top home seller questions and answered them for you. You’ll also find links to relevant articles that provide additional information. Let’s get started! Question #1: How do I determine the worth of my house and price it right? Determining your home’s worth is one of the first steps you should take when beginning the home selling process.

  2. There are some preliminary ways to get this done – like the home valuation calculators online – but the best way to determine an accurate estimate is through an experienced real estate agent. Your agent can look at the comparable homes in your area, the features of your home and the overall market conditions to determine the best listing price. Pricing your home strategically, will ensure you get maximum interest from buyers and sell your home as quickly as possible. It’s a known fact that homes that sell fast, sell for the most money! There are many things to consider before this question can be answered. The number one thing you should do before listing your home is a deep clean. Go through every room in the house and de-clutter, de-odorize and de-personalize.

  3. This means throwing away or storing old items that are no longer in use. If you don’t want to throw them away or donate them, put them in a bin and hoard them in the garage or basement. If you have any pets or distinct odors in your home, you should deep clean the carpets and all furniture to get rid of any foreign smells that may turn buyers off. You want to have neutral smells in your home to appeal to most buyers. News flash: not everyone loves the Yankee Candle that smells like a sugar cookie! Lastly, you want home buyers to see your house as their own. Pictures of you and your family make it hard to see themselves in the space. Make sure you pack any personalized items away when your realtor is showing the home. In terms of anything beyond clean sweeping your home, it’s best to look at other homes in your area to find out what types of updates home buyers are looking for. An experienced real estate agent will be able to help you figure out the updates you can make to get the best bang for your buck. They are usually attracted to homes they connect with emotionally. Price and affordability always come first but the emotional connection is close to follow. Get to know your neighborhood and what types of home buyers are purchasing in the area. We’d never say you shouldn’t try to sell your home on your own because every individual has their own situation and motivations to get their house sold. What we can tell you is that statistics show that “for-sale-by-owners” make up a small portion of homes sold each year and have a longer duration on the market before they do sell. Remember, homes with a longer shelf life, tend to sell for less money. The weather is nice, there is typically high demand and families want to get into their new home before the school year starts in September.

  7. That said, selling your home in the Fall or Winter could have its advantages to. You may get less “window shoppers” walking through your property, which means a higher percentage of serious buyers. Also, there may not be as much inventory, so you might see a decrease in competition. Just be prepared to potentially have a lower listing price if you are selling during Fall or Winter.
