  4. Get Everything In Written–Most Important • Builders or Brokers who abstain from doing them, try to avoid going ahead with the deal or at least wait till you have the agreements in writing.

  5. Location of Project • The location of project is very important for travelling to city/ town, Highway, Hospitals, Schools, Multiplexes, Grocery Markets and all other important centers in the city.

  6. Property Prices • Check the previous rates of the property in the approximate size before you are finalizing the flat or plot.

  7. Do Not Consider Sample Flats / Plots • Sample flats/plots are designed to attract the customers and are prepare with an atmosphere that would make it is look like a bigger, better and maintained. • But the reality is very different. Consider the actual size that you are getting and the things you will have in place before you move in.

Regulatory Approvals For The Property • Look if the construction has begun and other people have already started investing in this property. • Try and avoid investing in projects which are yet to begin! • Check if any banks are offering pre-approved loans. • Check if the developer has any tie-up with any bank. If the bank is a nationalized one, then you can be sure about the approvals being in place.

  9. Clauses For Late Possession • It’s a good thing to check whether the clauses for late possession are very clearly defined.

  11. Other Expenses • Broker commission • Registration charge • How much will be the building maintenance charges? • Check for the power backup charges, if it will be provided, what will be the cost?
