Developer will offer 12% assured rentals for three years after possession or till first lease, whichever is earlier in both plans.

If the first lease is below “12%” then Developer will be liable to pay remaining amount. In case lease is more than the “12%”, excess thereof shall be shared between developer and allottee in the ratio of 50:50 for the period of three years of sub-lease.

In case, allottee doesn’t want the assured rentals and returns then Developer will offer 20% onetime discount on Rs. 5500/sq.ft. Effective BSP in that case will be Rs.4400/sq.ft.
