  2. 3050 PITT STREET • Applicant is requesting an introduction of a new use to the Commercial 51 zoning • The Commercial 51 zoning is a mixed use zone which means that both residential uses and commercial uses are permitted • The Commercial 51 does not permit this specific use although there are uses similar in the zone such as: storage garage , automobile showroom, light wholesaling, however nothing specific for individual storage units

  4. 3050 PITT STREET • Application is to consider a site specific exception to the COM 51 zone to permit the establishment of an INTERNALIZED STORAGE UNITS • No motorized vehicles will be stored on site • No hazardous materials will be stored on site • Building has had along history of commercial uses

  6. 3050 PITT STREET • The Official Plan Designation for the Property is General Commercial • Various policies in the GC call for buffering or screening where a general commercial area adjoins residential land uses • Policies also promote the redevelopment or existing viable commercial areas • The dominant planning principle of land use compatibility was the major theme through out this review

  7. 3050 PITT STREET • Since there are residential land uses in close proximity to the subject site, Planning has structured the recommendation to include screening fences and a one foot reserve to restrict commercial traffic off of Leger Street • Economic Development is supportive, as the subject site has had commercial uses associated for sometime. They are in agreement as is the Traffic Division that the introduction of a 1 foot reserve as it will reduce impact on the neighboring residential street

  12. 3050 Pitt Street • Official Plan Policy directs that the municipality must minimize conflict between commercial and non industrial uses and protect especially protect adjacent lands • There were some issues raised from abutting land owners concerning traffic onto Leger

FINAL RECOMMENDATIONS That the subject lands be rezoned on a site-specific basis, to permit an internalized self-storage commercial operation in in the existing building with no outside storage of client (i.e. renters) items and excluding both hazardous and any type of vehicles at 3050 Pitt . That the proposal shall be subject to a comprehensive Site Plan approval That a combination of a one (1) foot reserve registered on title and screening fence be required ,as part of the Site plan approval , to restrict access to and from Leger Avenue
