A FRESH Look at Houston Housing • The Houston real estate market remains generally lackluster two months into the new year. • Here is HAR’s latest First Real Estate Snapshot of Houston (FRESH Report), showing the latest trends across the greater Houston housing market as of February 28, 2018. • Our comprehensive MLS report for February 2018 will be distributed next Wednesday, March 14. As always, HAR will provide you with updated coverage in The EDGE.

  3. Houston Market Movements We are in a bit of a residential real estate holding pattern thus far in 2018. While some regions have witnessed a welcome increase in pending sales, declines in metrics such as closed sales, new listings and inventory in national year-over-year comparisons are more common. It may take until late summer or early fall to see evidence of a predicted increase in inventory. In the meantime, buyer interest has remained strong despite the usual supply challenge. In the Houston region, for the week ending February 25: • New Listings decreased 9.4% to 2,362 • Pending Sales increased 11.0% to 2,010 • Closed Sales decreased 13.0% to 1,246

Tech Continues to Disrupt Real Estate • The biggest threat to traditional real estate is neither a dearth of inventory nor a volatile stock market, but an ambush on multiple fronts from consumer-direct upstarts, on-demand apps and other data-driven tech disruptors, according to Inman’s first survey asking the industry rank-and-file how their leaders could be doing better. • Nearly 30 percent of 787 real estate respondents polled for Inman’s survey on real estate leadership in February said “technological disruption” remains the single biggest threat to the real estate industry, edging out other perils like shifting demographics, market fluctuations and global politics. • And while nearly 85 percent of real estate professionals have faith that leadership within their companies are up to the challenge, more than 15 percent said they’re less hopeful. • Read more about the survey on Inman Select. • If you’re not already enjoying the FREE Inman Select subscription that comes with your HAR membership, sign up HERE today!
