  1. Problems you could face when you Book an Under-Construction Property After doing a lot of research and enquiry, you’ve finally decided on purchasing the flats for sale in Sarjapur Road. The project is under construction and is slated to be completed and handed over in a few months. Everything’s fine and everyone is happy. However as days go by, you start wondering if you have made the right decision in investing in under- construction flats in Sarjapur Road. However, you need to pause and think for a moment about the problems and challenges that you could face when you book an apartment that is still under construction. The first problem is that the construction may not be completed within the said time. The builder would have made all promises telling you how the entire construction will be completed by the deadline. However, there could be delays and issues in the construction project, which could push the occupancy date forward by a few months. Sometimes, the builders will ask you to occupy the flats in Sarjapur. But only a particular block may have been completed and construction will still be going on in the other blocks in the complex. This means that there will be noise and dust through the day. Even if the apartment is ready to occupy, finishing touches may not be given or the plumbing not fitted fully. This means that even after you move in, the builders will keep working on your flat. Construction in common areas may not be completed, which means that you will not have full access to those amenities. Plus, the parking lot may not be completed. So, you may have to find an alternate spot to park your vehicle. The other problem that you could face is with the occupancy certificate. When you purchase a residential flat and take up residence there, you are expected to have an occupancy certificate. Many builders will ask you to shift to the new house and not provide the occupancy certificate on time. If you don’t have the occupancy certificate, then you can’t apply for the land patta (khatta).

  2. Finically, it could be difficult for everyone to purchase a ready-to-occupy apartment. That’s why many people go for on-going projects. Though it is riled with problems, you need to sort of the issues so that you will not have any difficulty later on. Also, check out their past projects and talk to old clients to know if you can invest in the property.
