  5. A NAR survey of recent closed sellers found that Realtor-assisted sales brought in 20% more sales price than For Sale By Owner sales. A recent NAR survey found that only 9% of sellers nationally ended up selling by owner. Most sellers who spend their time as a “For Sale By Owner” end up by listing in the end. Why spend your time and money if in the end you will hire a Realtor? I orchestrate the contract-to-closing process, including the appraisal, buyer-loan process, title, inspections, pest control, survey, etc. I make sure that you are compliant with all laws relating to the sale of your home. Most buyers use a Realtor, which increases the number of buyers who will see your home. Homes are bought by comparison. I have a large inventory at my disposal through MLS while you have an inventory of one. Additional exposure that I provide through the MLS and the Internet brings you a higher price and quicker sale. The MLS has over a million viewers a month and I syndicate your listing to every major internet website available (including my own). I am very familiar with competitive houses so I can help you price and position your home aggressively. It is hard negotiating for yourself. I have lots of experience in writing contracts and can negotiate aggressively on your behalf. Buyers are not always forthright about their financial situation. I insist on pre-qualifying them before I even bring you an offer. My lender contacts and mortgage experience help buyers get the financing they need. Most buyers don’t want to tell the seller why they don’t make an offer. I can probe the buyer or his agent for that information. Personality conflicts with a buyer can get in the way. I come between the buyer and the seller so that personalities don’t enter in. I can mobilize my company agents and other area Realtors® on your behalf. A FSBO sign makes you vulnerable for curiosity seekers & unsavory characters. With us, only buyers accompanied by a Realtor will enter your home. Being accessible to show your home limits your personal time and cuts down the available showing time. When you list your home with me, your property will be available during normal showing hours and the prospect will always be accompanied by me or another Realtor. I can showcase your improvements better so that you don’t appear like you are “selling.” Unqualified buyers can tie up your home. I make sure that doesn’t happen. Any follow up you do with a buyer can be seen as desperation. I follow up as part of my job so that you are not perceived in a compromising light.   6. Pricing Your Home Determining price is one of the most critical steps in preparing your home for sale. A well priced home often sells quickly once it is put on the market. When your home is priced right from the outset, you maximize your opportunity of reaching the most qualified buyers and obtaining top dollar.  Pricing your property too low or too high won’t provide the best return. Too Low or Too High! When you price your home too low, you could lose thousands of dollars on your family’s largest investment. Overpricing a property is risky, because qualified buyers won’t see your home because it is out of their price range. It may not even show up in their MLS search. Agents may hesitate to show an overpriced home. Since an appraisal is required in financing a property, it is futile to price a property for more than it is worth…it won’t appraise. Many buyers comparison shop – looking at your home may convince them to make an offer on another home. Properties left on the market for extended periods of time, usually become shopworn causing buyers to believe there is something wrong with the house. Overpricing lengthens market time, invariably resulting in a lower selling price than would otherwise have been obtained.

To take advantage of the newest technologies, our signage comes with a unique QR code which is powered by an automatic MLS feeds. Buyers scan our signs with their smart phones and using this unique QR code the home will open on their smart phone with all of the information and pictures. We have partnered with RealtyQRto offer this service to our sellers. When we place the sign in front of your home, the patent pending software determines where the person is when a code is scanned and displays the appropriate property.

We are registered with the major Relocation Companies including (but not limited to): Cartus Relocation Crown Relocations Primacy Relocation Brookfield Relocations Services. Most companies do not require you to use the Realtor recommended to you by your Relocation service.  Your relocation company will use the Realtor of your choice, as long as they are registered with the relocation company or willing to register with the relocation company. Do you provide brochures for inside and outside of my home? Do you use a supra box or just a combo lockbox? Do you schedule appointments yourself or do you use CSS? How many listings do you currently carry? How many homes have you listed this year? How many homes have you listed in your career? How many total transactions have you had this year (listings, buyers and rentals)? How many transaction have you had during your career? Do you work weekends? How many people on your team?

Kristen will send you your traffic reports reflecting your traffic (“hits”) on the MLS and Zillow, as well as your postings on Craigslist, Facebook & Twitter. Kristen also posts Open Houses & advertises them. Amy is the air traffic controller for the company and keeps all parties and transactions moving forward. Amy works hand-in-hand with our sellers and oversees all transactions, to ensure they get to the closing table. Amy has over 10 years experience in the mortgage and building industry. Amy attended the university of Wyoming. Kristen De La Rosa | Marketing Assistant Alex Willomon | Runner Alex works with our sellers to make sure they have signs up, supra boxes up, brochures and whatever else they need delivered.
