  4. The Opportunity • Al Wardiah General Trading has been offered a plot of land in Ajman. The land area is 92,000 sq.m • The project is a mixed-use development consisting of 210 furnished apartments, shopping mall (774 shops), F&B complex, convention center, entertainment center, medical center and Kids area. • The permissible footprint area on the land is 85,588 sq.m and it has a combined Gross Floor Area (“GFA”) of two floors; the total build up area of the project is 243,000 sq.m with total leasable area of 173,400 sq.m • The land is situated right next to the existing City Center Mall in Ajman and is surrounded by roads on all four sides • The estimated payback period is 7 years and the project IRR is 16% 4

Concept Introduction • Ajman Avenue will become the mixed-use development of choice in Ajman for retailers, tourists, office tenants, hotel visitors, students and F&B operators. • Ajman’s GDP size in the year 2015 was recorded of which less than 5% is generated from oil. So, Ajman’s economy is stable and will not see significant volatility due to oil prices. • With a total gross leasable area of approximately 114,826 sqm, Ajman Avenue will operate under a 24-hour concept, attracting day, night, and late-night crowds alike. 18
