Financial Management Strata Management Group’s proactive and transparent management style means that the following financial services are provided: • Open and maintain the Body Corporate bank account including a daily bank reconciliation • Pay all Accounts (Electronic Funds Transfer) – Weekly • Issue Levy Contribution Notices to lot owners • Receipting Levy Contribution Payments • Arrears Levy Collection & Assisting Debt Collection Agencies if necessary • Prepare Financial Statements at any time requested by the Committee • Prepare and arrange Audit of Financial Records (if required) • Prepare Draft Budgets • Preparation of Business Activity Statement (if required) • Preparation of documentation for Income Tax Return

Secretarial & Administrative Services At Strata Management Group we provide the following secretarial and administrative services; • Convene and attend the annual general meeting, committee meetings and extraordinary general meetings as required and as per legislative requirements • Prepare and distribute notice of meetings as per legislative requirements • Record and distribute minutes of meetings as per legislative requirements • Prepare and distribute notices of vote outside of a Committee Meetings as per legislative requirements • Prepare, record and distribute resolutions of votes outside of a Committee Meetings as per legislative requirements • Arrange for the appointment of a returning officer • Advice provided to individual lot owners • Pay insurance premiums and obtain renewal quotations • Process insurance claims • Establish and maintain the roll and registers • Maintain and keep records • Make available the records for inspection • Keep Common Seal

  5. Insurance Claims Strata Management Group’s committed insurance department will assist Owners with the complete insurance claim process. We will assist in the preparation and lodgement of all insurance claims, proactively follow up the Broker for updates and ensure that the Body Corporate receives reimbursements for payments made for insurable work. Following lodgement of a claim, your body corporate manager will work actively with the Body Corporate Broker, an appointed assessor, contractors, engineers, and the Committee to ensure that any damage is rectified as quickly as possible. We understand the necessity of only using compliant qualified contractors that have all of the necessary required WH&S & insurance documentation.
