  3. The Northern Territory Government provides a stamp duty First Home Owner Concession (FHOC) to persons purchasing their first home in Australia, or land on which to build their first home. From 4 May 2010, FHOC is an amount up to $26 730 off the duty payable which represents the duty on the first $540 000 of the dutiable value of the property. The FHOC is not means tested but the purchase price (including any GST payable) or unencumbered value of the home or land must not exceed $750 000 and $385 000 respectively. If building a home, there is no limit on the construction costs. Where these thresholds are exceeded, the FHOC does not apply but purchasers may be eligible for the Principal Place of Residence Rebate. 4. Stamp Duty SA – What is required? It is important as well as a requirement of law in South Australia that the purchaser legally records their interest in any land they purchases quickly and efficiently to protect their investment. The usual practice is that the purchaser will be responsible for the payment of the appropriate stamp duty and Lands Titles Office registration fees at the time either the purchaser or their representative arranges stamping and then lodges the documentation for registration at the Lands Titles Office. To use the Stamp Duty Calculator South Australia, enter the property value and the property type, whether that be residential or an investment property that will be rented out for example, and select whether you are a Fist Home Buyer in SA or not. The first home buyers calculator is included in a link in the calculator for Stamp Duty SA. Stamp Duty South Australia (SA) • http://www.stampdutycalculator.com.au
