  10. The Development Community’s Perspective on Green • What does “Green” mean to me as a Developer?

  11. The Development Community’s Perspective on Green • What does “Green” mean to me as a Developer? Form follows function The 19th Century Architectural giant Louis Sullivan is credited with establishing the modern design concept: “It is the pervading law of all things organic and inorganic,of all things physical and metaphysical,of all things human and all things super-human,of all true manifestations of the head,of the heart, of the soul, that the life is recognizable in its expression, that form ever follows function. This is the law.” If a property is to function as a Green development, let the property guide the form of the development.

  12. The Development Community’s Perspective on Green • What does “Green” mean to me as a Developer? • Form follows function • If a property is to function as a Green development, let the property guide the form of the development. • Avoid subdivision sprawl • Maintain a sense of the original character of the property • Cluster improvements to minimize infrastructure • Use the topography to your advantage • Don’t be afraid of the “grade”

  13. The Development Community’s Perspective on Green • What does “Green” mean to me as a Developer? • Form follows function • Conscientious design • Consider the use of Space within the Property • Use what you are given. Don’t force an area to be something it is not, and dual purpose spaces where applicable. • Consider the use of Materials • This includes both construction materials, as well as “site” materials; namely excavation. • Consider the Sequence of Development • Marketing aside, whether developed back to front, top to bottom, or downstream to upstream, one sequence will be better overall. • Consider the possible use of Development “Products” • Stormwater runoff Treated effluent

  14. The Development Community’s Perspective on Green • What does “Green” mean to me as a Developer? • Form follows function • Conscientious design • Think outside the lines • Just because we did it that way last time, doesn’t mean we should do it that way again… • Approach local problems with a regional perspective • Consider new alternative designs • Consider new development methods • Consider new construction materials
